Liliuokalani Gardens at Waikiki is one of Waikiki's most beautiful condo garden settings. The two 24-story towers contain 382 independently owned luxury apartments. The property amenities include, a pool & spa, two tennis courts, pavilion, private garden sundeck, BBQs and spectacular award-winning gardens complete with a huge koi pond and a 6-story parking garage. The property sits near the far Eastern corner of Waikiki just a short walk from the hustle-bustle and bus stops of the Waikiki commercial districts of Kuhio and Kalakaua Avenues.

We are seeking a Full Time In-house Residential Specialist. The duties of the job are to assist residents with various needs and requests as well as to keep our Luxury Waikiki Condominium property and our residents, safe.

To keep the residents safe and to ensure the peace and happiness of our resident community as a whole, the Residential Specialist will also enforce our House Rules. The job involves a high level of human interaction and requires an aptitude for "customer service" since you will spend much time answering resident questions, assisting residents with various needs or resolving resident issues or concerns. A clear understanding of how to respond to possible emergencies will also be a requirement of the job (and we will teach you these procedures.) .

You will work in a pleasing and peaceful garden setting with many friendly and long-time residents that you will be able to get to know. You will work with other friendly and welcoming staff under fair, friendly and reasonable management. We also have part-time opportunities that arise as well, but certain part-time roles may not be eligible for the same benefits as full-time positions.

Responsibilities Include but are not limited to:

• Answering phone calls, assisting residents with their needs, investigating complaints, resolving resident concerns.
• Patrolling property on foot and via CCTV to ensure the security of the premises and enforce house rules.
• Keeping an eye on our equipment, and logging equipment status
• Filling out Activity logs, Incident reports, and Maintenance Request slips.
• Checking-in and monitoring visitors to the building.
• Management of Guest and Overnight parking.
• Responding to fire alarms or other emergency situations if they occur.
• From time-to-time, but rarely, responding to emergencies, as they could arise such as fire alarm activations.

Desirable Residential Specialist Characteristics include:

• Reliably showing up on time for your assigned shift with minimal days called out.
• Good work ethic - naturally inclined to want to stay busy and be productive - to stay on task while at work.
• Aptitude for being friendly, polite and patient with residents.
• Alertness and awareness of happenings around the property to be able to spot potential vandals or thieves before they strike.
• Strong organizational skills that lead you to document events, file necessary paperwork, recharge battery powered cameras, and keep track of things, etc.

Full-time benefits Include: approximately ~9 Paid Holidays per year and the accrual of ~one weeks of paid-time-off in year-1 and two weeks of paid time off in year-2 and beyond, plus a fully paid for Health/Dental/vision Plan either through HMSA or Kaiser as you choose.
