Job Description Summary

The Boiler-Chiller Tech II is responsible for maintaining the chillers, boilers, and HVAC systems for Liberty University at all on and off campus locations.

Responsible for assisting in the installation, operation, preventative maintenance, and repair of all on and off campus mechanical equipment to include commercial boilers, residential and commercial HVAC, and Refrigeration (HVAC / R) systems.

This is to include assorted fans, pumps, piping systems, unit heaters, VAV boxes, drive systems, air handler units, rooftop units, furnaces, air conditioners, heat pumps, boilers, and chillers.

As well as, cooling towers, chemical feed systems, pool systems, kitchen equipment and various refrigeration systems. Diagnose, repairs, replaces, and installs all associated components for boilers, cooling towers, and chillers.

Performs maintenance and service repairs on refrigeration and heating, ventilation, and air conditioning systems. This includes operations of a central heating plant utilizing steam and / or hot water for tempering or heating building, and a central chilled water plant to provide cooling to all buildings.

As well as performing preventative maintenance, servicing, overhauling, and maintaining small package units or large central units and determining equipment needs.

The Boiler-Chiller Tech II is responsible for providing excellent customer service to create a comfortable environment for students, faculty, and staff, performing daily tasks at all LU locations, and any other duties as assigned.

Working independently and exercising good judgment and discretion is essential to this job.

Essential Functions and Responsibilities

1. As Essential Personnel you are expected to be available in the event of school closings, delays, shutdowns, and any emergencies including clean up required because of severe weather incidents.

Performs snow removal activities as assigned, such as shoveling, salting, etc. Maintenance personnel are essential to the overall success of Liberty University and its day-to-day functions, especially during ongoing campus events including Winter Fest, Orientation, Convocation, Commencement, and CFAW, summer camps, amongst other planned and unplanned events throughout the year.

Must be available to work scheduled and unscheduled hours as emergency needs arise.

2. Reports to work at the required time and performs duties as assigned by the Boiler-Chiller Tech III / Lead, the Boiler-Chiller Supervisor and / or upper management.

3. Must be familiar with the standard concepts, practices, and procedures of the Boiler-Chiller Trade. As well as, working knowledge of its operations.

4. Responsible for wearing the appropriate Personal Protective Equipment (PPE) while performing the job duties and responsibilities of the Boiler-Chiller Trade and while operating related equipment including but not limited to;

protective eye wear, ear protection, hard hat, gloves, steel toe shoes, respirators / masks, coveralls, reflective safety vests, and sunscreen.

5. Responsible for wearing a harness with a lanyard and other PPE if operating aerial lifts to perform and complete assigned job.

6. Must have experience in a manufacturing environment.

7. Must be able to think logically and solve problems that arise with little guidance.

8. Must have basic knowledge of occupational hazards and appropriate safety precautions.

9. Start up, operate, and monitor chiller, boiler, and HVAC systems.

10. Perform maintenance on chiller, boiler, and HVAC systems as needed.

11. Diagnoses, repairs, replaces, adjusts, installs, and monitors controls on gas and oil-fired boilers, chillers, and associated components.

This is to include capturing readings, monitoring operation, and performing PM’s as required.

12. Maintains, repairs, troubleshoots, and installs boilers, hot water pumps, and associated components.

13. Performs plumbing and gas piping associated with boilers and repair leaks.

14. Ensures mechanical systems are running at peak efficiency by inspecting equipment for operating efficiency and safety standards.

15. Monitors and maintains the Chiller system, performing PM’s and making programming changes as need.

16. Ability to troubleshoot and repair refrigeration units of all types. Inspect and operate air conditioning units and machinery to determine that all are functioning properly.

As well as; ability to troubleshoot and repair package units and split systems; hot water and hydronic systems.

17. Performs maintenance tasks as necessary.

18. Efficiently and effectively enters various data in computer such as material data, and environmental control readings.

As well as; Analyzes and utilizes data from computer.

19. Operates all other equipment related to Boiler room operation including but not limited to conveyors, pumps, valves, storage equipment, etc.

20. Submits, and completes work orders for items such as repairs, maintenance, and preventative maintenance work; in the schooldude system and enters all labor and materials.

21. Immediately reports any safety items related to you or any other employee to your supervisor or any other management representative.

Safety items to be reported include but are not limited to bodily injury, near misses, potential dangers, spills and / or any other accidents.

22. In coordination with the site EH&S Manager, ensure the boiler room operations comply with GMP practices and site safety rules.

23. Adhere to and promote a safe working environment. This includes keeping all materials, supplies, tools, and any other production related items in their place.

Adherence to 5S (Sort, Set in Order, Shine, Standardize, Sustain) standards is expected of the operator.

24. Assists other Boiler-Chiller Technicians, lead technicians and Supervisor.

25. Must keep accurate and up to date records of work performed and materials used in accordance with department standards.

27. Must be willing to learn all locations of HVAC equipment and their relation to each building.

28. Other duties as assigned.

29. Remains abreast of existing and emerging technologies, process, products, services, and leading industry performance benchmarks.

30. Works effectively as a team member, embracing and fostering LU’s mission.

Qualifications, Credentials, and Competencies

This position requires a high school diploma or GED. Minimum of 2 years of experience at a service repair and preventative maintenance on commercial HVAC systems, or an equivalent combination of education and experience in the Boiler-Chiller / HVAC trade.

Must have a current EPA certification in refrigerants and a journeyman card required / preferable or must be EPA approved Refrigerant Transition and Recovery Certificate.

Must have basic knowledge of computer operation for use on our energy management system and our preventative maintenance and work order system (CMMS : Schooldude).

Must have knowledge and understanding of the different types of air distribution systems such as VAV, Double duct, etc. Must be able to understand and follow directions, and work under limited Supervision.

Must be able to work well with the public and co-workers and present a positive attitude. Clean and professional appearance.

Must be courteous, detailed oriented. Self-motivated, diligent, trustworthy, possess strong organizational skills and well-developed communication skills.

Must be able to lift up to 50 pounds and perform duties of the Boiler-Chiller / HVAC trade in typical Virginia Climate.

This position might require the use of and operation of aerial lifts or be willing and able to obtain aerial lift certifications, operate, and work from various aerial lifts and heights.

Desire to work with a team to accomplish goals. Urgency to grow and improve. Certifications obtained while employed by Liberty University at the expense of the employer will be reimbursed back to the University upon voluntary termination (resignation) for the first 12 months after acquiring it.

Proof of a valid Virginia driver’s license, an acceptable DMV record, and liability insurance is required. Must be able to work on weekends, holidays, and flexible daily / evening hours.
