Commercial Retail Property Manager
The Lewis Group of Companies, one of the largest privately owned real estate developers in the nation, currently has an opening for a Commercial Property Manager overseeing Lewis-owned properties in Southern California.

The Lewis Group focuses on developing and owning shopping centers, developing mixed-use planned communities and residential subdivisions in California and Nevada, as well as building and owning residential rental communities, and office and industrial parks.
Career Overview: This position reports to the Vice President of Commercial Property Management. You will manage the operation and maintenance of approximately ten Lewis Retail shopping centers located in the Eastvale, Chino, and Riverside areas of the Inland Empire areas of Southern California. You will coordinate and schedule general facilities maintenance with a team of six Lewis groundskeeping staff, along with outside vendors, and contractors.
To be our top candidate, you should have 10 years of retail commercial property management experience with a developed understanding of tenant relations, customer service, NOI growth, marketing, vendor hiring and supervision, contract management, project management, and staff management.
Your Essential Job Functions include:
•Generating cooperative partnerships with multi-disciplines including marketing, development, leasing, and facility management to drive NOI growth.
•Partner with corporate departments including Leasing, Accounting, Finance, Marketing, and Human Resources, to ensure property and corporate objectives are met.
•Develop strong relationships with existing and prospective tenants to know sales performance, top performing retailers, and be familiar with local market business and real estate trends.
•Developing favorable relationships with local officials, government leaders, and first responders.
•Understand or be able to interpret business decisions through REA's and or CC&Rs.
•Monitor and assist with accounts receivables as needed to achieve company objectives.
•Operate a clean, well-maintained property providing guests with a positive shopping experience, and oversee all physical assets to ensure they are maintained to required standards in the most economically efficient manner.
•Prepare and manage ordinary capital and operating expense plans and projects to meet or exceed company expectations, while also identifying operating expense control strategies and tactics.
•Develop strong tenant relationships through pre-construction and subsequent follow-up meetings. Assist tenant coordination team with tenant contractors to regulate compliance with Rules & Regulations, specific lease requirements, and timely completion of construction.
•Implement and administer preventative maintenance programs and related vendor/contractor compliance for all applicable service and/or maintenance contracts.
•Ensure property safety systems are code-compliant, maintained, and inspected.
•Understand and monitor utility consumption.
•Manage and develop direct reports while ensuring compliance with all company policies and procedures.
•Review and approve invoices for accuracy and monitor for timely payment.
•Review the financials against the budget for accuracy and variances, understand and document variances.
•Other duties as assigned.
Education & Skills for your Success:
•Bachelor's degree preferred.
•Real Property Administrator (RPA) designation or equivalent certification preferred.
•Understanding of commercial building systems, HVAC, plumbing, electrical systems, and proven ability to manage capital projects and staff.
•Computer skills: Excel, Word, MS Outlook, and PowerPoint.
More Info: This is a Monday through Friday, 8am-5pm position. Flexibility of schedule may be required, depending on your projects. For driving on company business, you must possess a valid driver's license, maintain current auto insurance, and have reliable transportation. All mileage/work travel will be reimbursed.
Salary & Perks: In addition to a competitive annual salary ($90,000 - $105,000 depending on experience), Lewis offers a variety of medical and dental benefits, annual bonus and pay increase eligibility, a 401k savings plan with company match, $100/month cellphone allowance, paid holidays, vacation time, continued training, advancement opportunities and much more.
