Lerner Enterprises is Hiring an Assistant Property Manager, Lerner Arrowood Parc Near Vienna, VA

PRIMARY RESPONSIBILITIES: Property Oversight

  • Ensure that top level customer service remains the number one focus for all direct reports at the property.
  • Review available reports to understand individual and property performance for leasing and customer service.
  • Maintain and manage/audit all resident accounts during the entire term of the residency.
  • Remain diligent on follow-up on delinquencies and bad debt at the property. Attend all court proceedings as required.
  • Diligent in the timely and accurate completion of the Financial Move Out’s.
  • Audit applications for accuracy and approvals.
  • Build a rapport with prospective residents through phone, e-mail and onsite touring process.
  • Ensure the lead management and dashboard management process of associated systems is adhered to and compliant to fair housing and company standards.
  • Assist with the customer service experience by supporting initiatives of the property in regards to unit inspections, thank you notes, approval letters, phone calls, email responses, lease signing and any other associated processes within the resident cycle.
  • Delivers on creating the “resident experience” which exceeds the expectations of our customers.
  • Meet expected leasing goals that reach or exceed budgeted occupancy for the community.
  • Reduce vacancy loss by encouraging immediate move-ins and utilizing strong sales techniques.
  • Maintain current knowledge of market and competitor properties so that all presentations properly position the community’s competitive advantages.
  • Remain up to date on local services and recreational opportunities to answer questions as needed from prospects and residents.
  • Achieve needed closing ratio’s and lead conversions to maintain the appropriate flow of traffic and leasing at the property.
  • Assist in outreach, shopping competitive communities, preparing Market Surveys as assigned.
  • Review available reports to understand individual and property performance for leasing and customer service.
  • Administrates all lease paperwork for applications, move-ins, and move-outs.
  • Promote resident retention program and participates in the renewal process as assigned.
  • Maintain strong relationships with all support departments in the organization.
  • Excellent attendance is required to perform the essential functions of this position.
  • Able to manage emergency situations including directing team members, interacting with affected customers, communicating with leaders, and helping with resolution processes in the absence of the property manager.
  • Responsible for helping the Property Manager in developing, training, coaching, and motivating all direct reports on a daily basis.
  • Help the Property Manager to establish leasing goals on a monthly basis for onsite personnel.
  • Ensure operational consistencies on the property to mirror those of other properties across the portfolio.
  • Utilize the Entrata work order system to track service requests to identify trends, evaluate timeliness of ticket completion and maintain an equitable workload spread. Work with the office team on communication with residents during the service process to ensure the most effective delivery of service.

Team Oversight and Leadership

  • Set the tone as a hands on, “Walk the Talk” leader who through their actions displays strong leasing and customer service skills.
  • Helps evaluate the effectiveness of the team on executing on leasing goals. Leases and shows apartments as required.
  • Build a complimentary relationship between the maintenance and office team in order to achieve better communication between departments.
  • Continually look for new opportunities to better operational practices and efficiencies and make/justify recommendations as appropriate.
  • Maintain strong relationships with all support departments in the organization.
  • Develop and maintain Team Spirit.

QUALIFICATIONS:

  • Must be goal oriented.
  • May require valid drivers’ license, along with good driving record and auto insurance, if traveling to multiple properties.
  • Proficient in Microsoft Office and ability to learn specialized software.
  • Excellent customer service skills.
  • Outstanding sales ability.
  • Strong time management, attention to detail and organizational skills.
  • Ability to work a varied schedule, including weekends and some holidays as required.
  • Ability to learn and comply with industry legal requirements.
  • Ability to work in a fast-paced, multi-entity environment.
  • Ability to multi-task and follow through.
  • Ability to work under pressure.
  • Ability to communicate effectively.
  • Ability to respond to others’ needs in a timely and courteous manner.
  • At least 1-year experience in Residential Property Management.
  • Knowledge of aspects of property management.
  • Strong verbal and written communication.
  • Ability to thrive in a collaborative, team environment.
  • Proactive; self-starter.

  • Ability to multi-task and works well under pressure.
  • Strong attention to detail.

REQUIRED EDUCATION AND EXPERIENCE:

  • Associates Degree or equivalent certifications preferred but not required.
  • Basic computer skills including WORD and e-mail.
  • Must be able to drive to tour locations within the property daily.
  • 2 years minimum of leasing or customer service experience will be considered in lieu of educational requirement

PREFERENCES:

  • Experience working in a leasing office.
  • Experience with Entrata.
  • Spanish Speaking

WORK ENVIRONMENT:

This job operates in a professional office environment with occasional work in an outdoor environment. This role routinely uses standard office equipment such as computers, phones, copiers, filing cabinets and fax machines. There is exposure to all types of weather conditions when showing community to prospects.

PHYSICAL DEMANDS:

This is largely a sedentary role; however, some walking, stooping, bending, and crouching in the process of touring properties and pointing out unit details to prospects.
