Estimating Manager
Summary:
The Estimating Manager is responsible for all aspects of take-offs, including verification and documentation of take-off change requests. The Estimator is also responsible to assist in the review, verification, and elimination of material EPO requests. The Estimator should perform cost analysis recommendations on proposed plan changes.
Responsibilities:
  • Create material take-offs for all existing, new, and revised plans. This will include all itemized scopes.
  • Create and maintain estimating tools, software programs, and data collection in relation to estimating.
  • Maintain the take-offs of all active plans.
  • Interact with Purchasing and Operations departments to verify take-off change requests.
  • Interact with architect/engineering consultants regarding plan changes impacting take-offs, and value engineering.
  • Analyze plans for cost analysis recommendations and research cost of proposed design ideas.
  • Assist in the review of material EPO requests to ensure in accordance with take-offs and scopes of work, and eliminate the need for material EPO’s.
  • Complete take-offs as needed due to special projects and specification changes.
  • Compare and Document field walk counts compared to SIMS / Bid Tools.
  • Responsible for creating and updating policies and procedures surrounding the estimating department
  • Assist in product development to suggest floorplans that are both efficient and highly desirable, working w/ community proformas.
  • Assist VP of Purchasing to negotiate material waste findings with suppliers and Trade Partners.
  • Assist purchasing department in updating scopes of work where needed.
  • Coordinate and cooperate with National and Regional Purchasing initiatives.
  • Participate in preparation of rebate tracking as it relates to estimating efforts.
  • Coordinate and assist with all plan changes and document take off changes.
  • Assist Forward Planning and Land Acquisition with feasibilities by supplying cost information for studies if required.
  • Perform all other duties as assigned.
Qualifications:
  • Minimum high school diploma or equivalent required
  • Bachelor’s degree preferred
  • Valid, unrestricted driver’s license and a good driving record required
  • Minimum 6 years in land acquisition and/or development
  • Must be able to read, understand and evaluate civil engineering / development plans
  • Excellent written, oral, organizational and math skills
  • Must possess professional attitude to represent the company in a positive manner
  • Ability to perform, in a professional manner, multiple detail-oriented tasks with simultaneous deadlines
  • Computer literate with ability to work with Microsoft Office. Knowledge of CAD a plus
  • Excellent project management skills
  • Advanced PC skills including use of Word & Excel
Physical Requirements:
This is primarily a sedentary office position which requires the ability to occasionally bend, stoop, reach, lift, move and carry office materials and supplies weighing twenty-five (25) pounds or less. Finger dexterity is required to operate a computer keyboard and calculator. May be required to operate a motor vehicle.
