Summary of Duties
To be responsible, under the supervision of the Regional Supervisor, for all phases of the operation of a property, including, but not limited to, the general administration and maintenance of the property; direction and control of all personnel and resources to the end that the property is maintained at all times in good physical condition with a stabilized fiscal operation. Ensure that all employees under your supervision are familiar with and understand the Company’s policies and procedures, safety and fair housing guidelines and liability concerns.

POSITION ACCOUNTABILITY
The following are essential job accountability:
1. Generate revenue for property and handle resident relations
a. Ensure property is rented to fullest capacity each year
b. Maintain appearance of property and ensure repairs are noted and completed on timely basis (this requires regular property inspections and tours)
c. Utilize marketing strategies to ensure traffic (i.e. competitive rental rates, promotions, locators)
d. Ensure staff leasing techniques are effective in obtaining closure
e. Ensure deposits, rental payments, and late check charges are collected on a timely basis
f. Deal with resident complaints, questions, concerns, and requests to ensure resident satisfaction
g. Along with Regional Supervisor, develop and/or implement resident retention programs (i.e. resident functions, special promotions, monthly newsletter, etc.)
h. Consistently enforce policies of the community that are delegated by Regional Supervisor
i. Responsible for lease application approvals and completions
2. Property Marketing/Leasing
a. Greet prospects and qualify by covering all criteria (ask question and utilize completed guest cards, etc.); immediately record all telephone and in-person traffic appropriate reports
b. Files guest cards and maintains according to established procedures
c. Conducts all functions necessary to close the sale, including making appointments, generating new leads, conducting tours, maintaining model, clubhouses, gyms, study labs and any follow-up necessary
d. Secure new resident signatures on appropriate paperwork prior to move in as well as payments
e. Orient new residents to property
f. Projects favorable image of the community to achieve property objectives & public recognition
g. Adheres to standards and complies with: corporate procedures, government laws on Fair Housing, and all inspections of the facility
3. Financial management and general administration
a. Ensure all administrative paperwork is accurate, complete, and submitted on a timely basis
b. Under direction of Regional Supervisor, prepare annual budgets and income projections, prepare action and marketing plan, and ensure they are implemented
c. Keep accurate records of all property transactions (i.e. rent rolls, delinquency reports, etc.)
d. Plan for and utilize property resources, equipment and supplies economically (i.e. obtaining bids/pricing from vendors, suppliers and contractors, dealing with inadequate service, etc.)
e. Monitor and analyze traffic logs, conversion ratios, budget guidelines, renewal information, marketing data etc. to give up-to-date and proper information when requested
f. Direct and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency (i.e. “walk” units to ensure make-ready and work orders are completed)
g. Will head emergency team for property; ensures proper response and handling of all property emergencies with staff, residents, buildings, etc. within company guidelines to minimize liability
4. Personnel Management
a. Use consistent techniques & company directives to screen, hire, orient, & train new personnel
b. Ensure effectiveness of staff through ongoing training, coaching, counseling, and guidance
c. Complete weekly/daily office staff schedules and assignments
d. With inputs from the Lead Maintenance, schedule maintenance staff and oversee assignments
e. Deal effectively and consistently with performance problems; document adequately, communicate with direct supervisor and HR, and terminate appropriately when necessary
f. Promote harmony and quality job performance of staff through support and effective leadership
g. Ensure staff compliance and consistency with Company policies and procedures
OTHER ASPECTS OF POSITION
1. May be required to assist in special projects or activities designated by Company. This may include due diligence, property acquisition/disposition, serving on or participating in Company sponsored or sanctioned committees, organizations, functions, etc.
