Legacy Varin Property Management is Hiring a Property Manager - Multifamily Near Kenosha, WI

LV Property Management has an immediate need for a Property Manager for one of our unique properties in Kenisha, Wisconsin.

Salary Range: $58,000 to $68,000 PLUS BONUS OPPORTUNITY
Major Tasks Key Responsibilities:
1. Resident Relations:
  • Establish and maintain positive relationships with residents, addressing their concerns, inquiries, and requests promptly and professionally.
  • Implement strategies to ensure resident retention and satisfaction, such as organizing events, fostering a sense of community, and addressing tenant needs.
2. Rent Collection and Financial Management
  • Manage day-to day operations focusing on occupancy, collections, and budgets.
  • Assist residents in understanding their rental obligations and offer support for financial management.
  • Monitor and manage the property's budget, ensuring expenses are within approved limits.
  • Collaborate with accounting and finance departments to ensure accurate recordkeeping and financial reporting.
3. Maintenance and Repairs
  • Coordinate and oversee maintenance and repairs, ensuring timely and cost-effective resolution of issues.
  • Conduct regular inspections of the property to identify maintenance needs and address them promptly.
  • Collaborate with maintenance team, contractors, and vendors to obtain competitive bids and select reliable service providers.
  • Maintain comprehensive records of maintenance activities, expenses, and warranties.
4. Regulatory Compliance
  • Ensure compliance with all applicable local, state, and federal housing regulations, including fair housing laws and low-income housing guidelines.
  • Stay updated on regulatory changes and ensure the property's policies and procedures align with the requirements.
  • Assist with the preparation and submission of required reports, documentation, and certifications.
5. Leadership and Management
  • Coach, lead and motivate the performance of on-site team.
  • Oversee the lease application process, including screening prospective tenants, conducting background checks, and verifying income eligibility,
Qualifications
  • Bachelor’s degree in Property Management, Business, Real Estate or equivalent
  • Minimum 2-5 years of experience in Property Management, specifically in Section 8 and LIHTC
  • Familiarity with local, state, and federal regulations related to low-income housing, fair housing laws, and tenant rights is essential.
  • Strong interpersonal and communication skills are necessary to effectively interact with tenants, staff, and external stakeholders.
  • The ability to manage multiple tasks, prioritize responsibilities, and meet deadlines is crucial in a fast-paced environment.
  • Aptitude for identifying and resolving issues related to tenant concerns, property maintenance, and regulatory compliance.
  • Basic knowledge of budgeting, financial reporting, and rent collection procedures.
  • Competence is using property management software (preferably Yardi or Entrata), spreadsheets, and other relevant tools for documentation and reporting.
