LV Property Management is searching for a talented Maintenance Supervisor who will be responsible for the day-to-day maintenance operations and physical upkeep for a community in Oak Creek, Wisconsin.
The Apartment Maintenance Supervisor reports to the Property Manager and works to ensure apartment homes and facilities are in good working order and maintained to LVPM standards. Primary responsibilities include coordinating the maintenance team to ensure the repair and maintenance of property facilities and apartment units; prompt and courteous responses to service requests; an adequate supply of market ready apartments to meet leasing demand; property appearance which meets or exceeds standards. The Apartment Maintenance Supervisor assists with hiring, training, and developing assigned maintenance staff and has financial responsibilities for contributing towards and adhering to property budget.
Salary Range: $55,000 to $65,000 PLUS bonus!
ESSENTIAL JOB DUTIES:
  • Prepare all market ready apartments, which may include painting, carpet cleaning/repair, general repairs, and housekeeping to ensure a quality product for our residents.
  • Complete resident service request in a timely manner.
  • Provide training, guidance, and supervision to the maintenance team.
  • Knowledge of various maintenance functions including and not limited to plumbing, pool maintenance, air conditioning, heating, general carpentry skills, appliance, electrical, painting, caulking, snow removal, scheduling, and life safety issues.
  • Maintain grounds, pools/ hot tubs, common areas, and dog parks to keep them clean, free of trash, debris, and other safety issues.
  • Schedule and supervise in-house and vendor contracted work.
  • Manage inventory, ordering and delivery of all necessary supplies and equipment for the service team.
  • Schedules on-call emergency procedures and performs after hours emergency when needed.
  • Research and evaluate current and potential products used in the maintenance department and make recommendations as appropriate.
  • Reports any maintenance issues that affect the budget such as life safety, vacant repairs, property damage, and common area needs to the manager.
  • Schedules and performs preventative maintenance and records such activities.
  • Is knowledgeable of state, local, and federal housing laws, codes, policies, and systems regarding maintenance.
  • Provide superior customer service and represents the company in a professional manner at all times.
    QUALIFICATIONS:
    To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.     • At least 3 years of multifamily property maintenance experience
    • One year of supervisory experience required.
    • Expertise in general plumbing, HVAC, appliance repair, electrical, and carpentry work
    • HVAC, CPO certification
    • Very strong organizational skills and ability to handle multiple priorities.
    • Proficiency in Microsoft Office and Property Management software.
    • Solid interpersonal and customer service skills
