Overview:
Owners and management of a Long Island Shopping Center and Queens residential and commercial properties are seeking an experienced Property Manager/Project Supervisor to oversee regular maintenance and to manage construction and alteration projects for these buildings.
Requirements:
At least 2-3 years of property or project management experience
Ability to read engineering/construction drawings
Access to a car/truck
Shopping Center Primary responsibilities include:
Regular Maintenance - establish, supervise and coordinate daily physical operations with employees and vendors for routine and preventative maintenance
Construction Projects - oversee construction projects from commencement (determining scope of work, budget and bidding) to scheduling and on-site supervision through to completion and final sign-offs. Project manager is expected to build and maintain relationships with tenants, contractors, subcontractors and building inspectors, and attend and report at construction and ownership meetings.
Financial Responsibilities – coordinate with CFO to prepare annual capital and maintenance operating budgets, and prepare, administer and monitor budgets for specific construction projects. Ensure compliance with insurance requirements by contractors and tenants.
Tenant Relations - Respond to, interact and follow up with tenants in response to their inquiries. Coordinate tenant work with Shopping Center activities and ensure compliance with code and lease provisions.
Primary Responsibilities for Residential Properties include:
Develop and monitor programs for routine maintenance and repair of residential buildings to be carried out by building superintendents.
Build trusting and supportive relationships with superintendents through cooperation and regular communication
Determine cost-conscious scope of work to prepare vacant apartments for rental, obtain proposals, and monitor these projects for satisfactory performance and adherence to budget and schedule.
Coordinate property inspections to propose and implement programs for preventative maintenance preservation of building systems.
Primary Responsibilities for Small Commercial Properties include:
Coordinate routine maintenance tasks with management office and inspect properties to ensure compliance by vendors and tenants
If vacancies occur, determine cost-conscious scope of work needed for replacement tenants, obtain proposals from vendors, and oversee and monitor these project for performance and adherence to budget and schedule.
