Job Summary:
We are seeking an experienced and motivated Manager to join our team. As a Manager, you will be responsible for overseeing the daily operations of our non-profit corporation.
Responsibilities:
- Manage all aspects of the office, including staff supervision, scheduling, and training
- Ensure excellent customer service by addressing customer inquiries and resolving any issues or complaints
- Monitor inventory levels and place orders as needed
- Conduct interviews and hire new employees
- Conduct meetings with staff, members and/or Board members
- Must have knowledge of Parliamentary procedures when in meetings with the Board of Directors and/or the membership and be prepared to present the Manager's report at the membership meetings
- Interpreting and overseeing financial reports utilizing Quick Books and basic bookkeeping practices/procedures
- Monitor employee performance and provide feedback for improvement
- Make recommendations for changes in policy and procedures
- Participate in negotiations and other communications with vendors and contractors
- Prepare monthly reports and present to the Board of Directors each month as well as a the quarterly membership meetings
- Prepare and present required reports for the yearly audit
- Complete daily documentation from the maintenance employees
- Must have a general understanding of non-profit regulations
- Must have a general understanding of the Fair Housing Act
- Must be able to prioritize needs of the corporation and assign employees to meet these needs
- Maintains and manages investments of the corporation according to the governing documents of the corporation
- Must oversee and have a good understanding of basic plumbing and construction principles
- Preparing and presenting an annual budget including budgeting needs and allocation of funds
- Must present and provide auditor with information required to complete the corporation's annual audit
- Maintaining and preparing an inventory for the annual audit
- Must be able to problem solve in many situations
- Must be versed in Summary Ejection /Evictions protocol
- Must be able to supervise and/or conduct inspections of the property to ensure that all members are in compliance with the corporation's Rules and Regulations as well as the By-laws
- Must be aware of Code Enforcement Regulations regarding housing
- Must have knowledge of OSHA regulations as applied to employees
- Must have or be willing to obtain a Notary Public certificate
- Salary will be discussed and will be based upon previous experience
Experience:
- Property management
- Supervisory experience overseeing employees
- Must have background in basic construction, plumbing and secretarial positions
- A background in code enforcement as related to housing and/or construction
- Experience in basic accounting principles and use of Quick Books to apply said principles
- Clerical skills in order to prepare letters to members, management of member payments and management of member files
- Application of Fair Housing Act stipulations as well as Code Enforcement
- Ability to conduct interviews and make hiring decisions based on qualifications
- Excellent communication skills, both verbal and written
- Strong leadership abilities with the ability to motivate a team
- Experience with the City of Wilmington's enforcement code is essential. An example would be knowledge of when and what is involved to obtain permits to complete construction and/or maintenance of trees in the common areas.
Candidates must have a valid Driver's License. The Manager must also be bondable so he/she will have to be able to pass criminal background and credit inquiry. You must also pass a drug screening upon employment hiring.
Multi tasking is essential to this position. Having supervisory skills in order to enlist support a from office and/or maintenance workers is required.
The Manager position requires oversight of common areas and member's units/yards. There are a total of 90 acres that must be maintained on a daily basis.
