Laguna Management Services is Hiring a Property Manager Near Stillwater, OK

Job Responsibilities

  • Residential property management of affordable property including 128 homes.
  • Ensure compliance with LIHTC Section 42, Project-based Section 8, and HUD
  • Conduct unit inspections, follow-ups and post appropriate violations as needed
  • Complete move-in and move-out inspections as needed with potential residents
  • Resolve tenant issues and link tenants with service agencies and resources as needed
  • Build relationships with tenants, neighbors, and community
  • Collect and enter all residents’ payments and make bank deposits as needed
  • Post appropriate letters and violations as needed
  • Review delinquency report and follow up as needed
  • Review and manage the current structure of the community and make recommendations to the company as to any potential changes
  • Provide leadership and guidance to ensure that the needs or desires of the residents are being addressed.
  • Monitor and report on the monthly financial position of the asset
  • Work closely with local emergency organizations to maintain established emergency and community evacuation plans as appropriate
  • Troubleshoot all maintenance requests received from residents and assign the appropriate vendor as needed.
  • Follow up to confirm all repairs were completed in a timely manner
  • Complete and submit all work orders/invoices for payment
  • Ensure the property maintains presentable at all times
  • As appropriate, confer with other departments, divisions, and outside agencies, including community groups and organizations. Identify, develop, and implement programs to meet community needs
  • Understanding of all agreements for implementation
  • Review company policies on an ongoing basis to ensure compliance with civil code, declaration, and other requirements of governing institutions
  • Recommend, bid, and supervise regular, and preventative maintenance
  • Legal compliance at all properties
  • Review, understand and enforce lease terms
  • Attends all required meetings, educations/training sessions as required
  • Strives to maintain a safe working environment through the prevention of accidents, the preservation of equipment, and the achievement of safe working practices
  • Maintains positive and professional demeanor toward owners, vendors, and public

Primarily a boots-on-the-ground position that requires frequent inspections, postings, and follow up.

Leadership

  • Oversight of Financials Related to Business Operations of the asset

Business Metrics

  • Meet/exceed individual and departmental profit tasks
  • Keep delinquency on accounts at a minimum.
  • Contribute to the Property Management Department metrics
  • Ensure all quarterly inspection/air filters are completed in a timely manner.

Job Type: Full-time

Pay: $15.00 - $16.00 per hour

Expected hours: 40 per week
