Position Summary:
We are looking for an efficient Property Manager to manage an assigned portfolio of commercial properties. The Property Manager will be responsible for the daily operations of landlord and tenant matters, including managing financial needs, coordinating maintenance work, enforcing leases, and preparing property performance reports.
Responsibilities
· Provide general administrative support, including, but not limited to calendar management, meeting coordination, department communications, opening and distributing mail, answering, and screening incoming calls.
· Manage all aspects of property operations, including leasing, maintenance, rent collection, landlord rental payments, review and processing of invoices and reconciliations for properties assigned, and tenant/landlord relations.
· Track and manage lease contract terms, i.e. term expirations, lease obligations, financial or otherwise, under the lease. To include maintenance of and updates to the Property Management central property database (MRI Horizon)
· Negotiate and draft lease documents, renewals, agreements, estoppels, waivers, approvals, etc.
· Works closely with Senior Property Manager to obtain approvals for new leases and renewals. Ensures proper and timely execution and distribution of necessary documents.
· Processing Landlord & Tenant rents-review Lease Variance and make sure amounts balance month to month.
· Establish and administer estimated/actual pass-through expenses (CPI, % Rent, water/sewer/CAM/tax) for Landlord and tenant occupied locations.
· Collaborate with the Senior Property Manager to meet leasing and marketing performance objectives.
· Coordinate with other departments (e.g. acquisitions, dispositions, construction, accounting, finance and legal) in relation to property management functions.
· Conduct extensive due diligence to gather pertinent information that assists in project scope development.
· Develop and manage spreadsheets utilizing Excel and Smartsheet for tracking projects and costs (including graphics, pivot tables, macros, and formulas.)
· Manage electronic filing system, including maintenance of file structures and uploading of documents.
· Maintain a high degree of confidentiality of information regarding all company, personnel, community, legal, and all other issues.
Third Party Tenant Relations:
· Works closely with our Project Manager and assists with all aspects of tenant lease compliance, including tenant communication, approvals, new tenant leases, lease amendments, maintenance requests, rent collections.
· Establish and administer estimated/actual pass-through expenses (CPI, % Rent, water/sewer/CAM/tax) for tenant occupied locations.
· Obtain and monitor insurance certificates in Ebix from tenants.
· Manage all tenant vacant space inquiries from start to completion.
JOB REQUIREMENTS & QUALIFICATIONS
Minimum Education: Associate degree: Bachelor’s Degree preferred
Minimum Experience: Minimum of 2 year of Property Management experience
Preferred Experience: 3 Years of property management experience including proficiency in budgeting, scheduling, scope development, Microsoft Office. Knowledge of office management preferred with the ability to multi-task.
Licenses/Certifications: None

This position is a full-time salary position and primarily works days, however, may at times need to work a variety of hours depending on business needs.
