The purpose of this role will be to bring innovation and professional guidance to a prestigious large-scale community in Chapel Hill, NC.
Briar Chapel is an award-winning master planned community located in North Chatham County, NC. The community is the largest green community in North Carolina and was designed to promote the long-term health and well-being of its residents and surrounding area. The community has a strong commitment to sustainability in the areas of land and nature, natural resources, green-built homes, community partnership and the health and well-being of their residents.
Briar Chapel is comprised of 900 acres of preserved space with 24 miles of hiking and biking trails. The extensive community amenity package includes more than 20 parks, 2 community gardens, a water park (including an activities pool with a large double water slide, a competition pool, and an interactive splash pad), a clubhouse; two dog parks; a fitness center and a sports court complex.
The community consists of approximately 2,453 residential homes and the selected Onsite General Manager will be supported by an onsite staff that includes support in the areas of administration, lifestyle, and maintenance.
Job Duties:
A Large Scale Onsite General Manager will have the knowledge, ethics, professionalism, and skills with verifiable experience in financial, administrative, and facilities and project management in at least one community association. This person should have strong interpersonal communication skills to manage relationships of both internal and external business affairs. Additionally, exemplary follow-up skills and time management are crucial for success.
Responsibilities:
  • Oversee association financial matters to include both long-term and short-term financial plans
  • Experience with budgets over $4 million
  • Manage communications between homeowners, boards and company support teams
  • Coordinate and oversee the onsite personnel
  • Manage vendor relationships and projects
  • Complete financial analysis and present the budget to the Finance Committee
  • Consult and educate community Board of Directors in areas such as: litigation prevention, rule and policy implementation and development, financial planning, and legislation modifications
  • Complete regular inspections of common area amenities, assist with rule enforcement, and coordinate community vendors including but not limited to: engineers, legal firms, insurance firms, construction management firms and marketing firms
  • Organize and run board meetings, annual community meetings, and board elections.
  • Prepare all meeting material packets for:
    • Board Meetings
    • Budget Meetings
    • Committee Orientation
    • Vendor Meetings
  • Plan and attend community and industry related events.
  • Oversee daily administrative tasks including:
    • Architectural request processing
    • Invoice review
    • Document retention
  • Manage all short and long term objectives and goals of the HOA
  • Advise Board on long-term and short-term strategic planning
  • Recommend aesthetic, maintenance, and safety improvements to the community
  • Recommend and facilitate the execution of all Emergency/Storm Management Activity
  • Perform other job functions as assigned
  • Experience with Insurance Claims and Capital Improvement Projects
Education and Experience:
  • Bachelor's Degree Recommended
  • CMCA, AMS required
  • Large Scale Management or PCAM preferred
  • 3-5 years Large Scale Onsite Management experience
  • Strong Organizational and Project Management Skills
  • Outgoing personality
  • Ability to lead
  • Great time management skills
  • Strong PC skills with Microsoft Office Experience
  • Excellent written communication skills
  • Strong Presentation and Public Speaking Skills
