The Maintenance Technician is responsible for curb appeal, property cleanliness, preparation of vacant units for occupancy, and timely completion of work orders to ensure tenant satisfaction and retention.

Maintenance Technician Responsibilities

· Responsible for completing work orders for tasks related to the physical maintenance and repairs of the property.

· Responsible for routine physical improvements and upkeep of property and grounds. This includes picking up trash and cleaning the compact area.

· Prepare vacant units for occupancy.

· Respond to emergencies per company protocol.

· Assist the Supervisor in establishing and maintaining all equipment, tools, supplies in stock, inventories, and logs.

· Implement, with the Supervisor, a comprehensive preventative maintenance plan and maintain all related records and logs.

· Assist with controlling expenses associated with the operation of the property.

· Adhere to all safety standards, policies & procedures, codes of conduct, and best practices.

· Act professionally and courteously at all times with tenants, co-workers, vendors, etc.

· Utilize materials, supplies, tools, and other building property in a safe, productive manner.

· Participate in on-call rotation and occasionally assist at sister properties when needed.

· Perform other duties and special projects as assigned.

Maintenance Technicians Requirements

· 2 years of related work experience.

· Excellent interpersonal skills to ensure teamwork and positive tenant/co-worker relations.

· Be able to take directions and follow instructions.

· Must be safety conscious.

· Ability to organize and prioritize tasks to ensure accuracy and timely completion.

· Basic aptitude for HVAC, electrical, and plumbing systems.

· Availability for emergencies as part of an on-call rotation.

· Capable of doing extensive walking, climbing stairs and ladders, and lifting/carrying a minimum of 50 pounds by applying proper body mechanics.

· Willingness to work overtime on special projects as required.

· Must have a valid driver's license and reliable transportation.

· Have a working knowledge of tools and their proper use.

· Ability to pass background check and drug testing.
