koelsch-the-hampton-and-ashley-inn is Hiring a Physical Plant Assistant - The Hampton and Ashley Inn Near Vancouver, WA

Who You Are:

You enjoy aiding in maintenance and physical plant operational work. This role assists in completing physical plant services assigned by PPD or ED to maintain the building and grounds of the community.

Essential Duties and Responsibilities:

· Assist in managing the day-to-day and long-term maintenance of the Community as directed by the PPD.

· Maintain proper scheduling of assigned duties and obtain materials to perform cost effective maintenance and repair activity; Report items affecting (or potentially affecting) proper and safe operation of the building or equipment to PPD.

· Maintain tools and equipment and keep supplies and parts in order. Clean work area, tools, machines, and equipment.

· Paint, apply wall patches, apply wall texture, clean carpets, preform light plumbing, and perform other basic building repairs including refurbishing resident rooms between tenants.

· Work as a team member and maintain positive working relationships with all staff at the community; Treat fellow staff with respect and sensitivity to the requirements of their jobs.

· Assist PPD with various reports as required.

· Serve as housekeeper to cover unfilled shifts or other related housekeeping duties as needed.

· Rearrange, move, and/or adjust furniture in the community, including resident rooms.

· Attend all required meetings and in-service trainings. Assist PPD with conducting drills in accordance with community policy. This includes fire, elopement, emergency situations, and others for all shifts.

· Other duties as assigned

Job Requirements:

· Must possess an upbeat, positive, flexible, and enthusiastic personality and be congenial with fellow employees, residents, and the public at large.

· Ability to communicate effectively both verbally and in writing.

· Ability to problem solve, resolve conflicts and make decisions with sound reasoning, good judgement and critical thinking skills.

· Self-motivated with the ability to time manage tasks and work with little direct supervision.

· Must function independently, have flexibility, personal integrity, and good work ethic.

· Must be able to adhere to regular reporting and inspection timelines.

· Must be an honest and dependable individual.

· Must maintain proper hygiene.

· Must be professional in dress and presentation.

· Must be willing to be active during entire work shift.

· Must be able to effectively communicate verbally and in writing in Standard English and use own judgment and initiative in daily activities.

· Must be a mature individual. Must possess the ability to multi-task in a fast-paced environment and perform a variety of tasks, often changing assignments on short notice.

· Must be drug-free and submit to urinalysis drug screening upon hire and routinely.

· Must be able to pass a criminal background check upon hire and as required by state regulations.

· The employee shall be responsible for maintaining the integrity of Koelsch Communities.

Licenses, Certifications, & Education Required:

· HVAC, electrical, carpentry, or other related training is desired, but not required to be successful in this position.

· Must possess a current CPR/First Aid certificate and update as needed.

Supervisory Requirements:

· This role does not have any supervisory requirements.

Uniform and Appearance Requirements:

· Professional maintenance work-wear abiding by the Community dress code policy.

Position Equipment:

· Various equipment will be assigned by the Physical Plant Director.

Work Location and Travel Requirements:

· This role is a 100% on-site role.

Physical Demands:

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential function of this job. While performing the duties of this job, the employee is regularly required to talk and hear. The employee is frequently required to stand, walk, carry, push, and pull up to 50 pounds, use hands to handle or feel, and reach with hands and arms.

Must possess qualities of leadership, tact, and adaptability to change. Must uphold community dress policy, possess a pleasant personality, be congenial with fellow employees and public, and must be capable of following oral and written instruction. Must display and use own good judgement and initiative in daily duties.
