KO Storage has identified the need for a best-in-class Revenue Management department to support our continued growth and ensure that KO’s pricing strategy objectives are met. As a Revenue Analyst, you will help drive analysis and tactical execution within KO’s revenue management operations. The Revenue Analyst is responsible for assisting/cross-collaborating with other Departments like Operations, Accounting/Finance, and IT. This position requires someone who is comfortable being uncomfortable, working within a fast-paced environment and is relentless in their pursuit to learn and grow their professional and technical skills and knowledge.

Hours: Monday through Friday

Location: KO Headquarters

Compensation: $50K - $70K Salary, depending on experience

A Day in the Life

• Daily revenue management oversight of a $300MM self-storage facility portfolio, ensuring competitive pricing and optimal occupancy for revenue maximization.
• Perform analysis, and interpretation of trends or patterns to improve operational performance at a facility level and within the competitive market.
• Monitor key performance metrics such as occupancy rates, revenue per available unit, and revenue growth to track the effectiveness of pricing strategies and adjust as necessary.
• Collaborate with cross-functional teams to develop revenue forecasts and budgets based on market conditions, demand projections, and pricing strategies.
• Conduct pricing experiments and simulations to optimize rental rates and maximize revenue while maintaining competitive positioning in the market.
• Generate regular reports and presentations to communicate performance insights, trends, and recommendations to senior management and stakeholders.
• Continuously evaluate and refine revenue management processes and procedures to streamline operations and improve efficiency.
• Conduct ad hoc analysis and special projects as assigned by management to support strategic decision-making and business initiatives.

Required Skills/Abilities:

• Bachelor's degree required in Business Administration, Finance, Economics, or related field.
• 1-2 years of experience as a similar role Analyst preferred.
• Strategic thinker with strong analytical and problem-solving skills and a strong understanding of marketing and economic concepts related to driving traffic and revenue.
• Excellent communication and presentation skills with the ability to convey technical information to non-technical audiences.
• Ability to effectively communicate across both verbal and written platforms.
• Detail-oriented, with a high level of accuracy and precision in data analysis. 
• Ability to meet deadlines while working in an ambiguous environment on multiple projects concurrently.
• Proficient in Excel, Microsoft Office

• Prolonged periods sitting at a desk and working on a computer.
• Must be able to commute to our corporate office in Minnetonka, MN
