Knight Harmony Communities LLC is Hiring a Project Manager Near Ruston, LA

Knight Harmony Communities is a recently formed Joint Venture, including two very well-established affordable housing development entities that focus primarily on the development, recapitalization, and rehabilitation of affordable housing properties throughout the U.S. This dedicated and award-winning team has pioneered very complex LIHTC and tax-exempt bond transactions across the U.S., and our fast-growing organization is now seeking an Affordable Housing Development Project Manager (DPM) to join our expanding Development team. The right candidate will be leading the day-to-day progression of all aspects of the development process, requiring a great deal of autonomy and accountability, critical thinking, creative problem solving, resourcefulness, tenacity, teamwork, and the ability to negotiate and persuade effectively.

This opportunity will report into our Ridgeland, Mississippi, or Ruston, Louisiana office, with remote working acceptable for the right candidate.

The Development Project Manager (DPM) plays a critical role in project development. The DPM performs a wide variety of tasks related to planning and developing various multi-family projects within the Knight Harmony Communities footprint. The DPM works with the overall development team and partners to define the vision of projects from conception to project closing. Additionally, the DPM leads the projects team in completing the required due diligence for submitting LIHTC and other funding applications, as well as coordinates and implements all activities relating to project development from feasibility analysis through project stabilization. The DPM provides high-quality development management to meet financial and project objectives. The DPM is accountable for developing and fostering effective internal and external relationships (e.g., clients, consultants, public funders, private lenders/equity providers, community organizations, architects, construction managers, government liaisons, etc.).

Primary Duties and Responsibilities:

  • Serve as project lead to prioritize, plan, and coordinate development activities according to client requirements on multiple projects.
  • Communicate and present prudent information regarding project status to executive team members in a timely manner.
  • Serve as the primary contact for client's queries and concerns, ensuring customer satisfaction.
  • Represent the company in meetings as appropriate to local and state government officials, planning commissions, and other relevant groups.
  • Perform negotiations for contractual terms and agreements in conjunction with executive leadership to successfully execute the project(s).
  • Work with the Development Director to develop and maintain a project plan, schedule, and development budget.
  • Collaborate with underwriting and construction departments to establish internal timeliness and maintain accurate schedule milestones throughout the development process.
  • Review, extract, and interpret data from state-specific manuals to comply with LIHTC/bond application submission requirements.
  • Demonstrate a high aptitude for problem-solving in complex transactions with multiple parties; an ability to develop creative solutions and successfully implement tasks to achieve the desired outcome.
  • Assess potential risks and technical challenges and develop appropriate mitigation plans.
  • Develop cost-reduction initiatives while maintaining quality and productivity.
  • Other duties assigned.

Experience, Skills, and Abilities Required:

  • BS/BA degree in Finance, Real Estate, Construction Management, Community Planning, or equivalent work experience.
  • 4-5 years of progressive real estate experience, preferably in affordable housing development in the public or non-profit sector.
  • Familiarity with land use, public financing, and ability to close complex, multi-layered financing transactions a plus.
  • Exceptional project management skills
  • Advanced knowledge of Microsoft Office Programs (Outlook, Word, Excel, PowerPoint, and Teams)
  • Organizational skills in a very fast paced, continuously changing environment; thrives in seeking innovation and possesses an eagerness to try new approaches for organizational and individual improvement.
  • Candidates must possess the ability to collaborate effectively with public and private officials during the life of a transaction.
  • Strong interpersonal skills along with excellent verbal and written communication.
  • High level of accuracy and attention to detail, along with an ability to effectively manage multiple priorities.
  • Ability to work with minimal oversight as well as in a cohesive team environment.
  • Some local and out-of-town travel may be required.
