We are currently seeking a seasoned professional to fill the role of Construction Coordinator. In this position, you will serve as the liaison between the Capital Construction and Property Management teams, overseeing all aspects of a portfolio of construction projects from inception to completion. Your primary responsibilities include monitoring the construction site and contractors, ensuring compliance with project specifications, safety regulations, and budgets, while maintaining the standards set forth in the Project’s contract. The ideal candidate will possess practical experience in the construction field/trades, the ability to analyze/review/interpret building construction plans and specifications, demonstrate strong leadership, communication, problem-solving, and organizational skills. As the Construction Coordinator, you will report to the Capital Construction Program Manager, based at our Central Office in Tukwila, WA.

The Capital Construction Coordinator:
  • Oversees the activity on site, contractors and construction projects ensuring work performed is in compliance with the construction documentation; works with contractors to take corrective action when needed; prepares and submits Construction Daily Reports to management on project progress and issues if necessary.
  • Help the Project Team and Development develop contract documents; facilitates approvals and procures services as required.
  • Inspects construction codes, contracts, and specifications to verify procedural compliance; conducts frequent inspections on contractor work to verify accuracy and compliance for building code approvals.
  • Help prepare a variety of bid documentation for proposals; monitor and enforce project schedules as submitted by the Contractor in the Contract Documents.
  • Monitors work performed ensuring compliance with documented and verbal expectations; reviews proposed or active project schedules and critical paths; ensures contractor schedule compliance and elevate corrective action to the Project Team if required; prepares project progress reports for submission to appropriate agency as requested by management.
  • Reviews and prepares construction plans, specifications, and drawings to ensure compliance with building and construction specifications.
  • Prepares construction inspection reports based on project field notes and digital imaging construction data; coordinates details with project managers and building design consultants; ensure compliance of construction documents, codes, and proper construction procedures.
  • Acts as liaison between KCHA Property Management, KCHA Residents, other KCHA agencies, and contractors; assists in mediating disputes and resolving concerns and issues as required.
  • Maintains property information libraries; collects and archives various data, construction drawings, and hazardous material information.
  • Plans and arranges meetings with internal and external stakeholders as necessary.
Required Qualifications:
  • Associate's Degree AND
  • Considerable experience in residential/commercial/civil construction, construction trades, construction management, contracting, and/or remodeling OR
  • An equivalent combination of experience and education that provides the necessary knowledge, skills, and abilities to perform the essential functions of this position.
Required Knowledge, Skills and Abilities:
  • Experience reading, understanding, and interpreting building construction plans, details, and specifications.
  • Knowledge of principles and practices used in various building construction trades areas including, but not limited to:
    • Proper construction techniques and contract compliance; 
    • Standard building materials;
    • State building codes and county and state ordinances;
    • Coordination with local jurisdictions;
    • Permitting processes, local and state inspection requirements; and
    • Documentation preparation and scheduling. 
  • Applies effective written and verbal communication techniques to convey clear and timely messages to internal and external partners, exercises tact and diplomacy.
  • Analyzes problems, identifies alternative solutions, and implements recommendations; demonstrates critical, creative, and reflective thinking; ability to exercise independent decision making.
  • Effectively organizes multiple assignments, sometimes of a complex nature or involving competing priorities, to produce work products that are accurate, thorough and on time.
  • Understands energy issues and audit techniques; ability to operate pressure testing equipment, and the ability to utilize cost effectiveness software.
  • Demonstrates responsible personal and professional conduct, which contributes to the overall mission and goals of KCHA; accepts personal responsibility for the quality and timeliness of work; ability to work effectively under pressure in a fast-paced environment.
  • Works effectively and efficiently to provide quality service to satisfy service expectations; seeks ways to improve service delivery.
  • Demonstrates proficiency in cultivating an inclusive work environment that values and appreciates diversity, treats others with respect, and fosters cooperation.
  • Training in construction related areas such as building code enforcement, hazardous material assessments such as lead risk and asbestos, and combustion safety is desirable for some positions.
  • Demonstrates proficiency with MS Office programs and database software.
Special Requirements:
  • Consent to and pass a driver's and criminal records background check.
  • Possess a valid driver's license to regularly travel between work sites. Must have an acceptable driving record at time of appointment and throughout employment.

Salary & Benefits:

The starting salary range for this position is $79,096.00 - $96,891.00 annually, dependent on qualifications and professional experience. The complete salary range for this position is $79,096.00 - $114,688.26 annually. Performance-based merit increase opportunities and Cost of Living Adjustments (COLA) are reviewed annually. A comprehensive health care benefits package for you and your dependents includes medical, dental and vision insurance, life and long-term disability insurance plans, vacation, sick and personal leave, tuition reimbursement, and retirement benefits are also available. Work Environment: Employees must reside in Washington State and the ability to report to the Central Office in Tukwila will be required. Some local and domestic travel may be required to support KCHA business needs.
