Kimco Realty Corp is Hiring a Manager, Asset Management Near Tustin, CA

******Unless specifically contracted, resumes from recruiting agencies are not being accepted for this position.****** Reporting to the VP, Asset Management the position is a senior sub-regional leader responsible for the investment/operational strategy for a specific geographic portfolio who works closely with the regional operational department heads (property management, construction, development, finance and leasing). The position is both strategic and operational in nature supporting the development of and responsibility for the implementation of comprehensive business plans, programs, initiatives, and strategies that promote the optimization of operational and financial performance of the asset management function. The position is also the business lead for interaction between the portfolios existing tenants including their contractual issues other than renewals.
  • Review and negotiate requests for assignments, sublease, consents, lien waivers and lease terminations
  • Act as the “business lead” for tenants in legal. Work with department heads to determine and pursue optimal outcomes
  • Collaborate with Regional Team to establish asset strategies and business plans that maximize portfolio value
  • Help implement and advance initiatives supporting operating and investment goals
  • Partner with Leasing and Construction/ Development teams to create proformas, analyze projects requiring an investment of capital, and help prepare investment memos
  • Monitor tenant activity and work with Team to harness opportunities to strengthen portfolio and mitigate operating risk
  • Prepare monthly/ quarterly reports that bring insight into portfolio’s performance
  • Assist managing the portfolio’s AR and collections
Requirements:
  • Bachelor’s degree required; Business, Finance or Economics majors preferred, coursework in CRE is a plus
  • 5 years of commercial retail real estate operational and/or financial experience, preferably community shopping centers
  • Advanced excel skills and financial modeling experience required
  • Leasing and investment experience is a plus
  • Individual should be highly organized
  • Ability to work in fast-paced environment and multi-task
The expected salary range for this position is between $80,000 and $100,000. The actual compensation will be based on factors such as scope and responsibilities of the position, candidate's work experience, education/training, job-related skills, internal peer equity, market and business considerations and other factors permitted by law.
