Job Description:
The Entitlements Coordinator is responsible for overseeing and managing the entitlement process for real estate and land development projects. They work closely with internal teams, external consultants, government agencies, and other stakeholders to obtain the necessary permits, approvals, and entitlements required for land development.
Responsibilities:
Entitlement Process Management:
  • Develop and implement strategies for obtaining necessary permits, approvals, and entitlements for development projects.
  • Research and understand local, state, and federal regulations, zoning ordinances, and land use laws applicable to the project.
  • Prepare and submit permit applications, entitlement packages, and supporting documentation to regulatory agencies.
  • Coordinate with consultants, architects, engineers, and legal counsel to address regulatory requirements and compliance issues.
Government and Community Relations:
  • Establish and maintain positive relationships with government officials, regulatory agencies, and community stakeholders.
  • Attend meetings, hearings, and public forums to present project plans, address concerns, and garner support for entitlements.
  • Collaborate with community organizations, neighborhood groups, and other stakeholders to address community concerns and interests.
Project Coordination:
  • Serve as the primary point of contact for internal teams and external consultants regarding entitlements-related matters.
  • Coordinate the review and approval process with various departments and agencies involved in the entitlement process.
  • Track the status of permit applications, approvals, and entitlements and provide regular updates to project teams.
Documentation and Compliance:
  • Maintain accurate records of permit applications, correspondence, approvals, and entitlements.
  • Ensure compliance with all regulatory requirements, conditions of approvals, and permit conditions.
  • Review project plans and documents to verify compliance with regulatory standards and conditions of approval.
Risk Management:
  • Identify potential risks and challenges related to the entitlement process and develop mitigation strategies.
  • Monitor changes in regulations, policies, and land use plans that may impact project entitlements.
  • Address any compliance issues or concerns promptly and effectively.
Qualifications:
  • Bachelor's degree in Urban Planning, Public Administration, Real Estate Land Development, or a related field, or related experience in entitlements management, land use planning, or real estate development.
  • Strong knowledge of local, state, and federal regulations, zoning ordinances, and land use processes and policies.
  • Excellent communication, negotiation, and interpersonal skills.
  • Ability to build and maintain relationships with government officials, community stakeholders, and project team members.
  • Detail-oriented with strong organizational and project management skills.
  • Ability to work independently, prioritize tasks, and meet deadlines.
  • Familiarity with GIS software, permit tracking systems, and other relevant tools is a plus.
