Overview:
The Regional Community Director represents the owner at all times and has full responsibility for maximizing portfolio net operating income through the implementation of effective leasing strategies, revenue improvement programs and cost control measures.
A thorough understanding of the competitive market, budgets, and effective sales and marketing strategies is essential. Responsible for direct implementation of policies and procedures, safety, training, and incentive programs.
Teams up with the Executive Management to identify community goals and objectives. Is responsive and receptive to ownership’s needs, goals, and objectives and must prepare and convey all operational and financial data in a timely manner.
Sensitivity to confidential information and discretion will be required. At least 50% Travel will be required.
Travel
Education:
· A college degree is preferred, but not required;
· ARM, CAM, CPM, or CRM real estate designation is preferred;
· Ability to read and write English fluently; Spanish also a plus.
· Ability to accurately perform advanced business mathematical functions; and
· Ability to understand and perform all related property management software functions

Responsibilities:
· Achieve maximum portfolio net operating income through the implementation of effective cost control and revenue improvement programs.
· Coaching community Business Team Leaders to develop and monitor yearly operating budgets and sales/marketing plans.
· In conjunction with community Business Team Leaders, prepare and implement the annual operating plan (AOP) and annual budget once approved.
· Ensure that all physical aspects of the communities are at all times fully functional and safe. Ensure that the appearance and physical aspect of the communities meet the company’s and ownership’s, established standards. Visually inspect grounds, buildings and apartments units on a regular basis.
Monthly
· Evaluate monthly budget variance reports with accurate notes. Reconcile the statement against approved budget.
· Confirm all residents converted to month-to-month are being increased per 60-day notices provided during renewal offers.
· Conduct monthly budget meetings with community teams to review achievements compared to prior month and set goals for the current and future months.
· Review all Scheduled charges and Income Credit Reports by the 27th of each month, make necessary adjustments for designated properties.
· Review Gross Potential Report all Market Rents are correct for current and future month for designated properties
· Compile all retroactive Housing Authority Adjustments from all sites and make necessary ledger adjustments in current ledgers and scheduled billing.
· Submission of online credit card expense report by the 29th of each month.
Physical Requirements:

· Prolonged periods of sitting at a desk and working on a computer.
· Must be able to access and navigate each department at the organization’s facilities.
· The ability to physically survey and insect the property in its entirety. Will be exposed to outdoor elements.
· Must be able to lift, push, carry and pull up to 15 pounds.

Equipment:
· Team Members must furnish their own transportation to attend company/industry meetings and run errands as needed.

· The position requires the ability to use general office equipment including but not limited to, tablets, computers, copy machines, telephones, and safety equipment.

Pay: $85,000.00 - $125,000.00 per year
