Job Summary
The Director of Operations will direct, coordinate, and oversee all operations as it relates to facility services, engineering, and maintenance, and will manage contracted employees in housekeeping and event set-up at the Kentucky Performing Arts (KPA) venues (The Kentucky Center, Brown Theatre and Paristown Hall). This position will be the primary ASM Global representative for this account and will report to the KPA contact daily of all operations. This role will work closely with various KPA departments including production, event services, marketing, security and others and is responsible for ensuring all venues are operating at optimal levels and that applicable regulations, codes, ordinances are being followed at all times. 
Essential Duties 
  • Direct and supervise all aspects of operations including maintenance, engineering, painting, HVAC, and housekeeping/ event set-up (non-production) services.
  • Plan, organize, and direct all activities and employees engaged in maintaining and operating the facility to ensure all day-to-day and event requirements are fulfilled. 
  • Coordinates the operations activities with other departments and event related contractors to assure facility readiness and smooth operation of events.
  • Assist in the preparation of the annual operating budget and recommend a capital budgets for long term repairs and improvements to the facility and authorizes the requisition of equipment and supplies within budget guidelines.
  • Conduct ongoing reviews of operations budgets and the staffing plans as it relates to recruiting, training, supervising, and evaluating employees and service providers.
  • Approve and track invoices and assist the Finance Department with allocation of expenses as appropriate.
  • Establish and maintain effective working relationships with vendors, clients, and employees at all levels including executive and leadership staff, event staff, contracted and temporary employees.
  • Manage third party service providers by enforcing the agreed upon scope of services within various signed service agreements.
  • Establish and assign Preventative Maintenance projects as needed.
  • Develop and enforce standard operating procedures for all operational functions of the facility and create and implement policies and procedures regarding facility operations with a specific focus on the efficiency and safety of operations including but not limited to Fire Safety, Emergency and OSHA procedures.
  • Develop and implement preventive maintenance schedules (using work order software), emergency procedures, safety and risk management policies in compliance with all ASM Corporate and governmental regulations.
  • Participate in ASM Global Operations calls, meetings and surveys as required.
  • Provide clear, concise, and timely communication to other departments and ensures operations department receives pertinent information for the most effective use of the facility and staffing.
  • Investigate, analyze and resolve operational issues as they arise.
  • Negotiate with vendors, unions, contractors and/or service providers.
  • Coordinate and oversees special projects, such as construction, remodeling or expansion. Plan and direct outside vendors/contractors work to assure compliance with contracts and safety requirements.
  • Assist at other ASM Global Louisville facilities as assigned.
  • Assist in interviewing, hiring, and training employees in addition to planning, assigning and directing their work. Completes performance reviews and disciplinary activities in conjunction with Human Resources.
Qualifications
Required Qualifications (Job Knowledge, Skills, and Education):
  • A minimum education level of: BA/BS Degree (4-year)
  • A minimum of 5 years of facilities maintenance experience (preferably in performing arts or sports & entertainment venues) with experience managing housekeeping and operations
  • Thorough knowledge in operational procedures, facility capabilities, industry terminology and event-related services and technical requirements for the types of events anticipated at the facility.
  • Demonstrated understanding of electrical, mechanical, HVAC and other systems.
  • Demonstrated experience organizing and prioritizing work to meet deadlines. 
  • Ability to listen and communicate effectively in English, both verbally and in writing. 
  • Must be able to work extended hours including evenings, weekends and holidays.
Preferred Qualifications
  • Works effectively under pressure and/or stringent schedule and produce accurate results. Ability to listen and communicate effectively in English, both verbally and in writing. 
  • Must be able to work extended hours including evenings, weekends and holidays.
  • Possess licenses, certifications or training required by local, state or national authorities for the operation of equipment including, but not limited to, HVAC and forklift operation.
  • Proficient using standard office computer equipment and software (including Microsoft Office).
  • Ability to remain flexible and adjust to situations as they occur.
