Description
FLSA Status: Exempt Reports to: Director of Facilities Supervises: Maintenance and Warehouse Term of Employment: 12 months JOB SUMMARY Responsible for maintenance and warehouse operations in the District including managing, supervising, and evaluating members of the maintenance department. QUALIFICATIONS 1. Education: Required – Associates degree or higher from an accredited college or university in an applicable field. 2. Experience: Required – Minimum of seven (7) years of experience in facilities, maintenance and/or construction management including experience in supervising personnel in the building trades workforce. | Preferred – Experience in any or all of the following areas: multi-site facility maintenance management such as a school district or university, and security technology and equipment. ESSENTIAL JOB FUNCTIONS 1. Assume the leadership role for the maintenance activities of the District. Anticipate problems and be creative and resourceful in developing solutions for those problems. 2. Manage electrical, mechanical and warehouse services including operational efficiency, maintenance, inspections, installation and repairs. 3. Supervise all of the maintenance crews including carpenters, electronics, electricians, grounds, HVAC, painters, plumbers, vehicle maintenance, and warehouse. 4. Manage maintenance personnel including selection, assignment, orientation, training, performance, scheduling, absence tracking and disciplinary actions. 5. Manage the budget for maintenance activities of the school district, 6. Oversee daily activities of team members to maintain building automation systems (BAS). 7. Ensure industrial operations comply with local, state and federal environmental regulations. 8. Provide guidance to administration, faculty, staff, and students; contribute to the strategic planning process. 9. Communicate information regarding procedural requirements and collaborate with external governmental and local agencies 10. Facilitate training programs for faculty, staff, and students regarding public safety and other regulatory requirements; revise and improve trainings as necessary. 11. Test and evaluate new custodial materials and equipment for the improvement and cost reduction of maintenance services. 12. Participate in the development and implementation of employee work rules, workplace safety policies and standards, administrative procedures, and Board Policies related to District Maintenance Services. KNOWLEDGE, SKILLS, AND ABILITIES 1. Ability to clearly communicate and present ideas in an organized, concise and clear manner. 2. Ability to demonstrate knowledge of maintenance operations, building and employee safety, environmental management services, and building security technology and equipment. 3. Ability to establish and maintain working relationships based on mutual confidence and respect. 4. Ability to maintain confidentiality of sensitive information. 5. Ability to organize and maintain simultaneous progress in a considerable variety of issues involving many different people and processes. 6. Ability to demonstrate sound judgement, social competency, adaptability, self-confidence, emotional maturity, integrity, ethical behavior, initiative, enthusiasm, resourcefulness, and dedication to duty. 7. Must have working knowledge of and be able to perform all phases of carpentry work including cabinetry construction. 8. Introduce, promote, and develop constructive ideas. 9. Anticipate and be resourceful in coping with problems in a consistent manner. 10. Ability to actively participate in District activities, committees and professional organizations. 13. Attend seminars, workshops, and professional meetings. PHYSICAL DEMANDS Must be able to lift 75 pounds without assistance, work in environments of extreme heat and cold, and capable of working from ladders, scaffolding, and high-lift equipment. Must be able to handle materials and hand tools as well as electrically operated power and woodworking machinery.
