Distinguishing Characteristics of work and essential attributes

Employees in this classification are responsible for evaluating, modifying, and performing preventative maintenance functions as well as operating, maintaining, improving, troubleshooting, and repairing all aspects of building systems across all properties in the KDC portfolio on a 24hr-a-day, 7 day-a-week basis (attendance is a significant consideration in this job classification). Work varies but is generally governed by department policies as described in the current Policy Manual, regulations, and operating procedures. Job performance is reviewed regularly by the Director of Engineering. 

The Commercial Maintenance Engineer is expected to act with a great deal of independence and initiative in the daily performance of his/her duties, continuously demonstrating and maintaining proficiency in all maintenance engineering related tasks. The Commercial Maintenance Engineer will be tested on his/her knowledge and be asked to demonstrate certain skills at regular intervals.

Required knowledge abilities and skills 

Engineering personnel at KDC cover a wide range of duties across several different environments including retail, office, and exterior.

The Commercial Maintenance Engineer is responsible for operating, maintaining, troubleshooting and repairing complex electromechanical equipment associated with building infrastructures. This will include but is not limited to HVAC, electrical, plumbing, Energy Management (EMS), Life Safety, and structural elements (egress doors, ceiling components, etc.) of various types of buildings. The Commercial Maintenance Engineer will be responsible for completing work orders and repairs across all properties in the KDC Portfolio, maintaining the properties and all equipment designated in a clean and orderly fashion, for performing certain repairs as required (e.g., plumbing, electrical, HVAC, etc.) and for assisting in completing tenant service requests as needed. Customer service is vital in this position. The Commercial Maintenance Engineer must possess the following skills and specifications:

  • Must be able to read and interpret system plans and schematics and to apply troubleshooting skills to repair and maintain systems and equipment.

  • Exceptional verbal and written communication skills are required; proactive communication skills are a requisite for establishing and maintaining tenant and team confidence.
  • Thorough knowledge and understanding of all company and department policies.

  • Uses logic to analyze or identify underlying principles, reasons, or facts associated with information or data to draw conclusions before making decisions.
  • Uses logic in problem solving in order to identify key facts, explore alternatives, and propose quality solutions.
  • Read, interpret, and apply laws, rules, regulations, policies, and/or procedures.
  • Occasionally might be subject to call 24/7, carrying company issued cell phone and/or other electronic communication device(s).
  • Ability to analyze things that need to be changed, and then implement change in a sensitive, effective, and legally sound manner, sharing or giving credit to others when appropriate.
  • Computer proficiency in standard software including Microsoft Office and applicable maintenance programs.
  • Must be able to respond to all supervisor requests in a safe, efficient, and timely manner.
  • Deal with people in a manner showing sensitivity, tact, and professionalism. 

Essential functions and duties

Within assigned areas, this position requires the following. Other duties will be assigned as needed.

  • Detailed, scheduled maintenance of HVAC, plumbing, electrical, steam systems, and specialty items such as general mechanical or electrical work that may be assigned.
  • Perform preventive maintenance work, including entering equipment performance data on the necessary records consistent with the maintenance system in the building.
  • Repair, troubleshoot, and assist with installation of any and all mechanical systems that are the contractor’s responsibility, including heating, ventilation, and cooling systems and all related equipment as it applies.
  • Ensures completion of maintenance and repair jobs in accordance with established standards.
  • Patrols, inspects, logs, and maintains all mechanical, HVAC, electrical, piping, and plumbing systems and equipment as required to the end that the most economical and efficient results may be obtained.
  • Responsible for assisting with fire/life/safety and security programs. 
  • Ability to perform special projects as assigned.
  • Handles sensitive and confidential information and works independently and within a team.
  • Responsible for coordinating, plan and schedule maintenance and operation of building systems and equipment.
  • Troubleshoot and repair building systems as needed in a timely fashion, along with appropriate records as to what was actually done and why.
  • Communicates and fosters teamwork with other Kemper Departments to ensure agreements are successfully managed, opportunities are maximized, and customer’s expectations are exceeded.

Environmental Factors/Physical Demands:

  • Due to the nature of this work, candidates with 100% loss of sight, hearing ability, or with major speech impediments will not be considered. Eligibility determination of candidates with a less severe disability will be made on an individual basis. Incumbents must be able to function under stress and be able to work odd hours when required or needed.
  • Work involves running to emergencies on occasion, the ability to walk up and down several flights of stairs, walking and/or standing for several hours, talking, hearing, smelling, using hands to handle, feel, or operate objects, tools, or controls, and reaching with hands and arms. Periodically, the employee in this classification will be required to climb, balance, bend, stoop, kneel, crouch, and/or crawl. Normal color vision is required, as well as close vision, distance vision, night vision, peripheral vision, depth perception, and the ability to adjust focus.
  • The employee may be required to push, lift, and/or carry up to 75lbs.
  • The noise level in the work environment can be moderately loud in some areas of the portfolio. 
  • Employees will be outside in all kinds of weather.
  • The employee may be required to sit and/or walk for long periods.
  • The employee will be required to climb on and use ladders and related systems to access building systems in various areas.

Education/work experience rEquirements 

  • High School Diploma/GED Trade School or some college preferred.
  • 3 years of progressive experiene in commercial maintenance engineering systems. 
  • Proficient in English Language. Verbal and written communications required.
  • Work experience or collegue can be mutually subsituted for education and experience requirementes noted above. 
  • Must possess a valid Washington State Driver's License with no major or continuing driving offenses that demonstrate a lack of concern for safety in the last 5 years.

NOTE: This position is considered a safety sensitive position for which impairment while working presents a substantial risk of death under the Washington State Law. Therefore, successful candidates will be required to pass a satisfactory background check and a drug screen (including cannabis).
