FLSA Classification: Full-Time, Hourly

Rate/ Salary: $55,000/ year

Location: Grand Junction, Headquarters office

This position is a full-time position, working Monday to Friday. The hours may vary depending on the demands of our partners but ideally will fall between 8 am-5 pm.

Job Summary:

A Kaart planner is responsible for facilitating the best possible outcomes for our clientele. They must have a keen eye for detail and excellent negotiation skills. They must collaborate with the team, read and understand regulations, industry standards and best practices. The planner will work to prepare and process various land development applications, managing plans, renderings, drawings and supporting documents. They also coordinate planned area development and design guidelines for master plans, as well as expedite processing for land subdivisions and use permits. Additionally, they prepare and administer applications for small business development and advise clients on environmental impact and mitigation. The planners review and comment on development proposals and conduct site visits, and represent clients in community meetings.

SPECIFIC RESPONSIBILITIES:

  • Guide production planning activities ranging from developing and revising production schedules, forecasting trends and customer demand, and managing logistics.
  • Conduct impact analysis on both current planning and area plans for local communities.
  • Create presentations for meetings in business plans and meetings at executive levels.
  • Develops plans, studies, and analysis for land use based on client needs/ requests
  • Presenting proposals or reports to teams, government officials, commissions, elected officials, etc acting as a liaison for our client to other parties.
  • Analyzing complex reports and using the knowledge to aid in design or plan success.
  • Establishing and maintaining relationships with builders, clients, and governmental planning staff
  • Working to communicate with and to all project teams; architects, engineers, surveyors, etc.
  • Directly responsible for the examination and/or preparation of plans to ensure proper content, form, and compliance with Colorado revised statutes and local regulations.
  • Administers the establishment and maintenance of critical documents.
  • Preparation of all planning submittals.
  • Speaking to community members to present plans and gaining local insight.
  • Creative thinking and problem solving to new and unique challenges to a project.
  • Demonstrates a respectful attitude towards customers, community, and coworkers that promotes teamwork, open communication, and effective customer service.

WHO YOU ARE:

  • Advanced knowledge of the philosophies, principals, practices & techniques of planning.
  • Strong knowledge of applicable Federal, State, and local laws, codes, and regulations that pertain to licensure, planning, and design.
  • Strong attention to detail.
  • A good creative flair and imagination.
  • Ability to interpret design plans, review for accuracy, and adjust for timely project completion.
  • Ability to effectively communicate information, both verbally and in writing.
  • Comfort in presenting to crowds.
  • Proven ability to complete all technical aspects of planning.
  • Excellent time management and organizational skills
  • Knowledge and experience in construction processes and producing contract documents
  • GIS programs and applications

SKILLS

  • Excellent oral and written communication skills for preparing and presenting reports and projects
  • Excellent interpersonal skills for facilitating relationships with elected/appointed officials or other decision-makers
  • Creative problem-solving skills
  • Ability to work with ease within AutoCAD, Adobe Suite, MS Office; other necessary software.
  • Group facilitation skills for use with community workshops
  • Ability to work on several projects or issues simultaneously
  • Ability to provide effective supervision and staff management
  • Ability to manage projects effectively and meet firm deadlines
  • Ability to facilitate in-person and virtual public participation activities

REQUIREMENTS:

  • A degree in land planning from an accredited school.
  • 3 years of professional planning experience
  • AICP certification preferred
  • Experience researching local regulations and requirements.
  • A valid Colorado driver's license and be able to operate motorized vehicles.

PHYSICAL REQUIREMENTS:

● Comfort in presenting to crowds

● The ability to sit, stand, walk, stoop, kneel, and crouch are required.

● The ability to visually differentiate between colors and grayscale

Job Type: Full-time

Pay: $45,000.00 - $55,000.00 per year
