Job Description:We are seeking a highly skilled and experienced Senior Commercial Building Engineer
specializing in HVAC to join our team. The ideal candidate will have extensive
knowledge and expertise in HVAC systems maintenance, repair, and optimization for
commercial properties. As a Senior Commercial Building Engineer, you will play a crucial
role in ensuring the efficiency, reliability, and safety of HVAC systems across our
portfolio of properties.

Responsibilities:

1. Oversee the operation, maintenance, and repair of HVAC systems in commercial
   buildings, including rooftop units, chillers, boilers, pumps, and controls.
2. Conduct regular inspections and preventive maintenance tasks to identify and
   address potential issues before they escalate, ensuring optimal performance and
   energy efficiency.
3. Diagnose complex HVAC system malfunctions and implement effective solutions
   to restore functionality and minimize downtime.
4. Coordinate and oversee contractors and vendors for specialized HVAC repairs,
   installations, and upgrades, ensuring compliance with safety regulations and
   industry standards.
5. Develop and implement maintenance schedules and procedures for HVAC
   equipment, documenting work performed and maintaining accurate records of
   equipment history and service reports.
6. Monitor building automation systems (BAS) and energy management systems
   (EMS) to optimize HVAC system performance and identify opportunities for
   energy conservation.
7. Respond promptly to tenant requests and emergencies related to HVAC systems,
   providing excellent customer service and resolving issues in a timely manner.
8. Stay informed about emerging trends, technologies, and best practices in HVAC
   maintenance and energy management, participating in training and professional
   development activities as needed.
9. Collaborate with property managers, engineers, and other team members to
   ensure seamless operations and maintenance of commercial properties.
10. Assist in budget planning and forecasting for HVAC-related expenses,
    recommending cost-effective solutions and strategies for equipment
    replacement and upgrades.

Qualifications:

1. Minimum of 5 years of experience in commercial building maintenance, with a
   focus on HVAC systems.
2. Extensive knowledge of HVAC equipment and systems, including
   troubleshooting, repair, and maintenance best practices.
3. Strong technical skills in HVAC controls, refrigeration, electrical systems, and
   mechanical systems.
4. Relevant certifications such as HVAC Technician Certification, EPA Universal
   Certification, or Building Operator Certification (BOC) preferred.
5. Experience with building automation systems (BAS), energy management
   systems (EMS), and computerized maintenance management systems (CMMS).
   Excellent problem-solving abilities and attention to detail, with a proactive
   approach to maintenance and repairs.
6. Effective communication and interpersonal skills, with the ability to interact
   professionally with tenants, contractors, and team members.
7. Ability to work independently with minimal supervision, as well as collaboratively
   in a team environment.
8. Strong organizational and time management skills, with the ability to prioritize
   tasks and meet deadlines.
9. Valid driver's license and clean driving record.
