Seeking a full-time Superintendent for 4 residential properties (71 apartments) in Washington Heights.

This is a “live-in” position after 60-day probation period

Requirements:

• 3 years of experience in building maintenance
• Hard-worker, motivated, and energetic.
• Fluent in English. Bilingual in Spanish preferred but not required.
• This job requires heavy physical work; heavy lifting, pushing, or pulling required of objects up to 50 pounds.
• Must be able to kneel and crouch or climb tall ladders.
• Available to work after normal work hours and to be on-call for emergencies and special situations.

Responsibilities:

• Responsible for repairs and maintenance in common areas and building exteriors.
• Responsible for basic buildings repairs such as painting, plastering, light electrical, & plumbing, and miscellaneous repairs as needed.
• Daily sweeping and mopping 2 times per week.
• Keep building grounds and common areas clean and in safe condition.
• Place garbage/recycling at street on appropriate nights; keep garbage area organized and clean at all times.
• Keep entrances, walkways and stairways clear of ice, snow, leaves and debris.
• Conduct regular preventative maintenance throughout the interior and exterior of the buildings.
• Respond to maintenance requests and complaints from tenants.

Schedule during 60-day probation period:

• Monday - Friday 8:00am – 4:30pm
