Jones Street Residential is Hiring a Portfolio/Regional Manager- Lease Up Near Boston, MA

Job Description

Under the direction of the Executive Director of Property Operations, the Portfolio Manager is responsible for overseeing and managing the operations of a portfolio of properties throughout Maine, New Hampshire, and Massachusetts.

Essential Functions

  • Responsible for ensuring a high level of performance across assigned portfolio while achieving at or above market KPI’s.
  • Ensure occupancy targets are achieved through leasing and resident retention throughout portfolio.
  • Maintain detailed knowledge of competitive properties and market knowledge of all assets in portfolio.
  • Prepare annual budgets, including capital expenditure budgets.
  • Contribute to creation of and ensure execution of marketing plans for communities within assigned portfolio.
  • Oversee execution of proactive and timely reputation management strategies via social media ratings, reviews, responses.
  • Achieve best possible financial success from the portfolio within the guidelines set by the Executive Director of Operations and ownership.
  • Seek to maximize income and minimize expenses; ensure Community Managers are actively. operating communities at or above budgeted income and at or below budgeted expenses.
  • Maintain aggressive staffing levels while achieving the financial goals for each community.
  • Deliver accurate and timely financial reporting for assigned portfolio.
  • Achieve 95% occupancy and maintain a low level of delinquency for each asset within assigned portfolio.
  • Perform a thorough community inspection for each asset within assigned portfolio once per quarter.
  • Ensure operational execution yields consistently strong resident satisfaction survey results.
  • Actively participate in the hiring process.
  • Leverage a succession plan to anticipate needs and develop talent.
  • Manage performance issues in a timely and effective manner.
  • Serve as a company/portfolio representative within industry affiliated local groups/associations.

Qualifications

  • Bachelor’s degree in Business, and industry specific certifications
  • A minimum of 7-10 years' multi-family property management experience required
  • Exceptional leadership skills with an ability to inspire, motivate and recruit
  • Excellent communication skills with an ability to establish and maintain key relationships required
  • Strong computer skills, especially in the Microsoft Office Suite and YARDI Voyager software
  • Working knowledge of applicable Landlord Tenant Laws, Fair Housing Regulations, and other laws as they relate to property specific guidelines and occupancy standards
  • Very organized and detailed with the ability to see the big picture
  • Ability to exchange ideas, information and opinions with others to formulate policies and programs and/or arrive jointly at decisions, conclusions or solutions
  • Ability to meet deadlines and set priorities for workload
  • Must be able to identify and resolve problems in a timely manner and gather and analyze information skillfully
  • Ability to work effectively with external vendors and customers; consistently exhibits a professional demeanor in dealing with others and works to maintain constructive working relationships
