JOB DESCRIPTION
POSITION : HVAC I Preventative Maintenance
LOCATION : Facility Services
TERM OF : 12 months

REPORTS TO : HVAC Foreman
KNOWLEDGE AND RESPONSIBILITIES :
Must be able to communicate effectively verbally with supervisors and the general public and
understand verbal and written instructions and other communications (such as digital) regarding
work assignments and other matters. Team player and role model for other employees in the
organization demonstrating a commitment to continuous quality improvement; supports and exhibits
organizational core values of caring, respect, integrity, responsibility, high expectations, being a
customer driver, and valuing diversity. Strives to meet departmental goals to promote safety,
service, stewardship, and staff development in the workplace.
Position performs maintenance, operations, and repairs of building facilities to include building
HVAC, mechanical, electrical, and plumbing systems.
Position provides technical assistance to others by troubleshooting facilities maintenance issues and
determining their cause.
Position may also be required to repair leaks (copper, steel, pvc), replace thermostats, check
refrigerant, check boilers and chillers, assist with pipe installation, basic PM operations, replace
filters, motors, and belts, clean coils, basic direct digital controls repairs, and basic
electrical / plumbing repair.
Working knowledge of heating, ventilation, air conditioning, refrigerants, electricity, plumbing,
and / or control systems equipment and tools.

Working knowledge of equipment such as fans, pumps, coils, valves, compressors (reciprocating,
scroll, screw), boilers, burners, tanks, etc.
Must be able to work overtime, on call rotation, and / or alternate shifts when necessary for
emergencies, adverse weather conditions, and unforeseen circumstances. Position may assist with
snow and ice removal or flood mitigation under the direction of a supervisor.
Responsible for working safely and completing tasks to meet expectations set for quality, sc hedule, and
ACCEPTABLE TRAINING AND EXPERIENCE :
HVAC mechanic (preferably commercial or institutional experience) or equivalent experience .
Experience in the trade(s) areas related to the area of assignment may be substituted on a
year-for-year basis.
