Job Details
Job Description: We are seeking a Finance Manager who has specific experience in underwriting land development projects to lead our financial analysis efforts. The ideal candidate will play a pivotal role in evaluating acquisition opportunities, managing project finances, and mentoring a junior analyst. This position requires a deep understanding of financial modeling, strong analytical skills, and the ability to thrive in a fast-paced environment.
Key Responsibilities:
1. Lead financial analysis for land and water asset acquisition opportunities, including detailed underwriting and financial modeling.
2. Evaluate project feasibility and investment potential, considering factors such as market trends, regulatory requirements, and development costs.
3. Collaborate with cross-functional teams to develop project budgets, forecasts, and financial projections.
4. Mentor and provide guidance to a junior analyst.
5. Conduct due diligence on potential acquisitions, analyzing financial documents, property records, and market data.
6. Manage project finances throughout the development lifecycle, tracking expenses, monitoring cash flow, and mitigating financial risks.
7. Prepare investment memorandums, presentations, and reports for senior management and external stakeholders.
8. Assist in negotiating project financing terms and securing debt or equity financing as needed.
9. Stay informed about industry trends, market conditions, and regulatory changes affecting projects.
10. Collaborate with project managers, engineers, and legal teams to ensure alignment of financial goals with project objectives.
11. Oversee month-end close process, including bank reconciliations, journal entries, etc.
12. Prepare and deliver reports to capital investors, ensuring accuracy and transparency in financial reporting.
13. Coordinate audit and tax engagements at year-end, liaising with external auditors and tax advisors.
14. Assist in recording complex journal entries related to land development cost accounting, percentage of completion, cost of goods sold allocation, and inventory impairment.
15. Maintain the chart of accounts to accurately track budget and financial performance.
Qualifications:
  • Bachelor’s degree in Finance, Accounting, Real Estate, or related fields.
  • Minimum of 5 years of experience in financial analysis, with a focus on land development projects.
  • CPA certification desired but not required.
  • Advanced proficiency in Microsoft Excel and financing modeling techniques.
  • Strong analytical skills and attention to detail, with the ability to quickly evaluate complex financial scenarios.
  • Experience in mentoring junior analyst and leading cross-functional teams.
  • Knowledge of real estate finance principles, including valuation methods, capital markets, and investment analysis.
  • Project management experience is preferred but not required.
  • Excellent communication and interpersonal skills, with the ability to effectively collaborate with internal and external stakeholders.
