Jack in the Box is Hiring a Real Estate Lease Specialist Near San Diego, CA

Responsible for supporting the Real Estate Legal Department by performing administrative duties relating to Out of the Box Brands’ existing and potential real estate assets. Drafts terms of legally binding documents for acquisition, disposition, remodel/rebuild, and management of real property.

KEY DUTIES/RESPONSIBILITIES:

• Drafts terms of transactional documents including Estoppel Certificates and Subordination, Non-Disturbance and Attornment Agreements.

• Performs file reviews for reimage/remodel projects. Obtains Landlord/3rd party plan approvals for remodel projects. Processes city/governmental applications for Construction team.

• Assists with preparation of legal documents and administration of new real estate sites, including escrow instructions, processing deposits, document recordation, closing statement reconciliation.

• Maintains Lucernex database with lease and project details, maintains project documentation records and real estate files and monitors status of transactions. Responds to correspondence from internal and external clients. Monitors critical dates, follows up and coordinates with internal stakeholders.

• Tracks lease Term Commencement Date, processes term commencement letter agreement, rent and notifications to internal stakeholders. Monitors payment of Landlord monetary Allowances to Company including tracking Landlord’s obligations regarding LL Work/post contingency waiver obligations and communicates with field/franchisee to establish benchmark completion dates.

• Prepares access/entry inspection agreements.

• Processes Landlord/Property Management Change of Vesting & Change of Address.

• Prepares Lease Termination Agreements, monitors lease termination process and notifies internal parties. Coordinates with Facilities Department to process lease surrender/turnover matters, obtains key receipt and updates systems.

• Responds to various inquiries from internal stakeholders for lease interpretation regarding maintenance obligations, timing of rent, taxes, and other payments.

• Coordinates issues related to franchise operated locations, such as responding to franchisee request for lease or site information.

• Processes incoming mail and Notices and performs notary duties upon request. Coordinates transmittal of documents to outside parties.

• Performs occasional legal research as needed.

• Performs other related duties, tasks and responsibilities as required, assigned and directed.

QUALIFICATIONS:

Education: Bachelor’s degree in Business Administration or related field and paralegal certification.

Experience: 2-3 years in-depth experience in real estate or property management with an emphasis in contracts. Current California notary credentials upon hire or thereafter.

Skills/Knowledge/Abilities:

• Excellent oral and written English communication.

• Working knowledge of general real estate laws and customs in states where the Company engages in real estate transactions.

• Proficient knowledge of personal computers and related software applications.

• Demonstrates integrity and ethical behavior.

• Uses rigorous logic and methods to solve difficult problems with effective solutions.

• Effective time management skills.

• Capacity to negotiate skillfully in tough situations with both internal and external groups.

• Able to write clearly and succinctly in a variety of communication settings and styles. Physical Requirements: Ability to speak/hear clearly in person and on the telephone. Ability to operate a computer keyboard.

The range for this position is $30.63 - $43.61 (hourly) and is based on an employee located at our corporate headquarters in San Diego. If the candidate is hired in a different city to work remote, we will apply a geographic pay differential based on the cost of labor in the market in which the employee resides.
