Role: Position has responsibility for building and plant maintenance and protection, grounds landscaping and maintenance, guest and associate satisfaction and the financial performance of the department. Position oversees the development and implementation of departmental strategies and ensures implementation of the brand service strategy and brand initiatives. The position ensures engineering operations meets the brand’s target customer needs, ensures associate satisfaction and maximizes the financial performance of the department. As an executive committee member, develops and implements hotel-wide strategies that deliver products and services to meet or exceed the needs and expectations of the brand’s target customer and property associates. Ensures long term asset protection and effectively manages capital expenditures to maximize the return on investment to the owner. The list of duties and responsibilities is illustrative only of the tasks performed by this position and is not all-inclusive. Adheres to all Company, Safety and Department policies and procedures. Fosters team work and provides excellent guest service, anticipates guest needs to exceed guest expectations. Builds brand loyalty by living the JW Marriott Core Values.

SKILLS/QUALIFICATIONS:

  • Extensive knowledge of building trades; electrical, mechanical, HVAC, plumbing and general building practices

REQUIRED CERTIFICATE/LICENSE:

  • High School Diploma or equivalent required; Bachelors Degree preferred
  • Valid driver's license 
  • Certifications as required to comply with local and national codes (candidates should be able to obtain one of the following certifications: Certified Engineering Operation Executive (CEOE) or Facilities Management Administrator (FMA) from BOMI

MAJOR JOB DUTIES: Duties include, but are not limited, to the following:

  • Sets expectation and holds engineering leadership team accountable for implementing the hotel strategy and brand initiatives throughout all aspects of the engineering operation. Directs the daily activities of the Engineering department, including Horticulture. Ensures activities related to building, plant, equipment, grounds maintenance, project work and guest and internal department requests are performed according to brand Engineering Operating Standards to maintain brand integrity. 
  • Ensures services delivered by the Engineering department meet or exceed guest expectations, create customer loyalty and grow market share. Executes the brand service strategy and continually focuses on improving guest satisfaction.
  • Ensures engineering leadership team hires, develops and retains a diverse hourly and management workforce. As well, hires leaders who demonstrate strong functional expertise, creativity and entrepreneurial leadership. Creates and sustains a work environment that embraces the brand’s culture, ensures fair and equitable treatment and associate satisfaction to enable business success.
  • Develops and manages the engineering annual operating budget including capital expenditures to achieve or exceed budget expectations. Manages the facilities’ heat, light and power usage to minimize consumption and expenses and increase profitability.
  • Develops a trusting and respectful business partnership with property ownership by meeting or exceeding expectations in operations management and financial performance.
  • Develops an engineering operating strategy that is aligned with the brand’s business strategy and leads its execution.
  • Champions change. Ensures brand and regional business initiatives are implemented and communicates follow-up actions to team as necessary.
  • Ensures that regular, ongoing communication is happening in all areas of engineering. Continually communicates a clear and consistent message regarding departmental goals to produce desired results.
  • Identifies key drivers of business success and keeps team focused on the critical few to achieve results; ensures integration of departmental goals in game plans.
  • Researches and analyzes new engineering products on the market. Introduces ideas to leadership team to enable property to remain competitive. 
  • Works with direct reports to review business in house and troubleshoot potential challenges/conflicts. Encourages calculated risk-taking to overcome obstacles and deliver excellent service.
  • Develops a long term plan for preventative maintenance and a ten year asset protection plan; oversees execution of plans.
  • Is perceptive of hotel environment. Reviews public space walk-through results and ensures building is well maintained and operational areas have an atmosphere that meets or exceeds guest expectations.
  • Manages the physical plant including equipment, refrigeration, HVAC, plumbing, water treatment and electrical systems in accordance with brand’s Standard Operating Procedures.
  • Develops specifications and requirements for service contracts and administers such contracts to support building needs.
  • Prepares and submits reports required by state agencies for water consumption, wastewater discharge and boiler emissions.
  • Ensures compliance with state, local and federal regulations.
  • Oversees the distribution of preventive maintenance and repair work orders and monitors timeliness and quality of completion.
  • Develops project plans in accordance with renovation or new construction needs. Contacts contractors for bids, supervises construction to ensure timely completion of projects within budgetary guidelines.
  • Updates and implements the hotel ADA plan on an annual basis.
  • Manages parts and equipment inventory.
  • Ensures building and equipment licenses, permits and certifications are current.
  • Builds positive relationships with external customers such as city building/zoning department, fire prevention bureau and vendors.
  • Works collaboratively with other hotels, clusters and lodging brands to leverage resources, assets and purchases.
  • Maintains property life safety systems (fire fighting equipment, sprinkler systems and alarm systems). Ensures fire crew has complete understanding of all procedures, equipment and alarms. Communicates and ensures departmental and hotel emergency procedures are executed when necessary.
  • Completes appropriate maintenance to ensure on-going appreciation of the asset.
  • Manages and controls heat, light and power and recommends current best methods for energy conservation and economical facility operations.
  • Oversees and directs the maintenance of grounds, guestrooms, public space, restaurants, hotel vehicles and recreational facilities.
  • Develops and leads the execution of the brand’s service initiatives in the Engineering department. 
  • Sets expectations and holds engineering leadership team accountable for demonstrating desired service behaviors. Ensures guest’s needs are met or exceeded from beginning to end of hotel stay. 
  • Participates in daily stand-up meetings and models desired service behaviors in all interactions with guests and associates.
  • Empowers associates to provide excellent guest service. Establishes guidelines so associates understand expectations and parameters. Ensures associates receive on-going training to understand guest expectations.
  • Is highly visible and interfaces with customers on a regular basis to obtain feedback on quality of engineering services and overall satisfaction; effectively responds to and resolves guest problems and complaints.
  • Observes service behaviors of associates and provides feedback to individuals and/or managers; continuously focuses on improving service performance.
  • Attends pre- and post-convention meetings to understand group needs, set appropriate expectations and gather critical information to communicate to areas of responsibility.

  • Reviews comment cards, guest satisfaction results and other data to identify areas of improvement. Reviews findings with engineering team and ensures appropriate corrective action is taken; shares plans with hotel leadership.
  • Incorporates guest satisfaction as a component of departmental meetings with an emphasis on creating a distinctive guest experience and continually improving results.
  • Hires engineering leadership team members who demonstrate strong functional expertise, creativity and entrepreneurial leadership to meet the business needs of the operation.
  • Ensures new hires participate in the department’s orientation program and receive the appropriate new hire training to successfully perform their job. Ensures team members are cross-trained to support successful daily operations.
  • Creates appropriate development plans and develops team members based on their individual strengths, development needs, career aspirations and abilities. Ensures the same is done for all managers in engineering.
  • Sets goals and expectations for direct reports using the performance review process and holds staff accountable for successful performance. Coaches team by providing specific feedback to improve performance. Conducts annual performance appraisals with direct reports according to Standard Operating Procedures.
  • Participates in the Management Candidacy Review Board process.
  • Ensures service, technical skills and leadership training occurs throughout the department to support successful daily operations.
  • Establishes and maintains open, collaborative relationships with direct reports and entire engineering team. Ensures direct reports do the same for their team.
  • Ensures that regular on-going communication takes place throughout the engineering operation to communicate daily operations activities, set expectations and create awareness of business objectives.
  • Utilizes associate feedback and an “open door” policy to identify and address associate problems or concerns in a timely manner. Ensures associates are treated fairly and equitably; brings issues to the attention of Human Resources as necessary.
  • Ensures hotel policies are administered fairly and consistently, disciplinary procedures and documentation are completed according to Standard and Local Operating Procedures (SOPs and LSOPs) and supports the Peer Review Process. 
  • Celebrates successes and publicly recognizes the contributions of team members; ensures recognition occurs in all areas. 
  • Ensures departmental participation in community service events sponsored by Marriott International to build teamwork and enhance community relationships (e.g., Community Clean-up Day, visits to senior citizens homes and homeless shelters).
  • Develops and manages Engineering budget.
  • Reviews financial reports and statements to determine how Engineering is performing against budget. Works with engineering leadership team to determine areas of concern and develops strategies to improve the department’s financial performance. 
  • Coaches and supports engineering leadership team to effectively manage controllable expenses such as wages, heat, light and power, water consumption, tools and equipment, grounds keeping supplies, uniforms, vendors, service agreements, inventory, etc. Focuses on maintaining profit margins without compromising guest or associate satisfaction.
  • Identifies opportunities to increase profits and create value by challenging existing processes, encouraging innovation and driving necessary change.
  • Ensures all technology relative to procurement is implemented.
  • Makes recommendations for CAPEX funding of building projects and plant equipment and renovations in accordance with brand business strategy.
  • Negotiates contracts with service vendors and other contractors in accordance with SOPs.
  • As a member of the hotel executive committee, attends owners meetings and provides meaning or context to the Engineering operational and budget results; demonstrates an understanding of owner priorities.
  • Proactively addresses potential areas of concern and proposes solutions to owners.
  • Collaborates with owner’s asset manager on decisions concerning capital improvements to the facility.
  • Acts as the subject matter expert on building infrastructure and building systems issues.
  • Is knowledgeable of all engineering related management contract requirements and ensures compliance with contract and reporting requirements.
  • Performs other duties as assigned to meet business needs.
