Job Title: Maintenance Technician
Location: Jeffersonville, IN
Job description:
The maintenance technician will perform daily maintenance tasks under the direction of the operations and maintenance managers. The tasks will include tenant complaints, preventative maintenance, and tenant improvement projects. The technician will start each day at their home office before being assigned tasks for the day. A personal vehicle and driver’s license is required to respond to our properties around Jeffersonville. These miles will be reimbursed on a pay schedule. The technician will complete standing work orders, coordinate and schedule repairs with contractors, and maintain good tenant relations. Tools are provided by us.
Qualifications:
· Preferred (2) years of maintenance experience.
· High school Diploma or equivalent (Preferred)
· Experience with: HVAC / Electrical / Carpentry / Drywall / Plumping is a plus.
· Able to work well with others.
· Effective communication skills both oral and written.
· Must be able to operate in a drug-free workplace
· Must have a valid Driver’s License.
· Ability to climb stairs and ladders.
· Good Manual Dexterity.
· Ability to work in close quarters, high places and confined spaces.
· Capable of working in varying temperatures.
· Ability to lift 60 pounds.
Responsibilities
· Manage emergency repair/shutoffs.
· Routine repairs and maintenance work orders.
· Management of sub-contractors.
· Write a scope of repairs.
· Collect and compare quotes.
· Analyze repairs and identify missed scope items.
· Emergency facility cleaning and upkeep.
· Common area spills, bathroom, and plumbing hazards, outside debris cleanup.
· Coordinate with cleaning, mowing, and landscaping crews.
· Maintain and document yearly building inspections.
· Maintain an open dialogue with tenants about maintenance concerns.
· Following up with emails/phone calls to update tenant with work order updates.
· Carry out excellent customer service during face-to-face communications.
· Work with the available resources and oversees projects, purchases, preventative maintenance and work orders.
· Maintain a thorough knowledge of all facilities.
· Maintain and promotes a safe working environment.
· Rotating on call requirements
Experience: Maintenance Technician: 2 years (Preferred)
Education: High school Diploma or equivalent (Preferred)
