Iris Development is Hiring a Regional Property Manager Near Little Rock, AR

Description: Iris Property Management is seeking an experienced and dynamic Regional Property Manager to oversee the management of four properties totaling 416 units in Little Rock and South Louisiana. The ideal candidate will be based in Little Rock, AR, and possess strong leadership, organizational, and interpersonal skills. This role involves managing a team of 9 staff members, including Property Managers and Maintenance workers, while ensuring efficient operations and high levels of tenant satisfaction.

Responsibilities:

  • Team Leadership: Supervise and mentor Property Managers and Maintenance workers across multiple sites. Provide guidance, support, motivation and performance evaluations to ensure a high-performing team.
  • Property Operations: Oversee team members in charge of daily property management operations, including leasing, marketing, rent collection, maintenance, and tenant relations. Ensure compliance with company policies and legal requirements.
  • Travel: Conduct regular visits to properties to monitor operations, ensure property maintenance, and address tenant concerns. Coordinate with on-site teams and third-party vendors as needed.
  • Financial Management: Manage budgets, track expenses, and ensure financial performance meets and exceeds company targets. Provide regular reports to senior management. Prepare capital expenditure plans and annual budgeting.
  • Compliance and Reporting: Ensure compliance with all applicable laws and regulations, as well as affordable housing reporting and rent roll compliance requirements. Prepare and present reports on property performance, occupancy rates, and maintenance activities.
  • Business Development: Collaborate with senior management to build strategic plans and identify opportunities for property and process improvements, and provide critical feedback to improve operations.

Required Qualifications:

  • High school diploma or equivalent; Bachelor's degree in Business, Real Estate, or a related field preferred but not required.
  • Minimum of 3-5 years of experience in property management, with proven leadership capabilities and a thorough understanding of building systems
  • Excellent interpersonal, conflict resolution and communication skills.
  • Ability to work independently, manage multiple tasks, and solve problems.
  • Willingness to travel occasionally to properties in Louisiana (up to a few days per month).
  • Familiarity with budgeting and financial reporting.
  • Diligence, organization and orientation to detail and promptness.
  • Facility with or ability to learn various technical and property management software tools.

This position covers Monday-Friday 9am-5pm. Occasional availability (by phone/email) required overnight/on weekends.
