Investors' Property Services (IPS) is Hiring a Resident Services / Driver, Clean Driving Record Required Near Carrollton, TX

JOB TITLE: Resident Services / Driver

EMPLOYER: IPS / Emerson Rosemade Park, Carrollton, Texas

DEPARTMENT: Resident Services

REPORTS TO: Business Office Manager

SUMMARY: The Resident Services / Driver position is responsible for assisting the community with many tasks, primarily driving, assisting with loading and unloading of passengers, unloading shopping trip items, resident satisfaction, scheduling of routes, resident communication, and assisting the community in other areas as needed for business necessity.

DUTIES AND RESPONSIBILITIES:

·Drives residents to and from assigned appointments or outings

·Performs vehicle check each day to ensure the vehicle is in operating order, which includes fuel check, appropriate air level in tires, dash is clear of safety lights, windshield is clean

·Assist with activities onsite, which includes set up and tear down

·Performs physical walks the property when asked and removes litter, debris, and from the grounds

·Keeps common areas neat and free of liter at all times

·Transfers trash and other items left outside of dumpster into dumpster

·Pick-up and sweep area

·Details the property on a regular basis

·Maintains awareness of proper safety precautions at all times

·Completes minor routine service requests when requested

·Distributes resident notification as needed

·Wears proper uniform and Personal Protective Equipment at all times

·Begins daily work quickly and independently

·Takes a hands-on approach to any necessary duties to ensure the job is completed

·Enters occupied apartments and can be trusted with company property and resident possessions

·Sets and upholds high standards of honesty for self and team members

·Assists in various areas where needed, depending on shifting property priorities

·Completes tasks in compliance with Company and property rules and policies

·Notifies Activities Director and/or Business Office Manager if unable to complete assigned tasks

·Conducts self in a professional, business-like manner

·Maintains relationships with residents, associates and vendors on a professional level at all times

·Performs other related duties as assigned by management

SUPERVISORY RESPONSIBILITIES:

·This job has no supervisory responsibilities.

QUALIFICATIONS:

·No prior experience or training.

·Acceptable driving record and a valid Texas Driver’s License, required

·Other skills required:

oAbility to read a limited number of two- and three-syllable words and to recognize similarities and differences between words and between series of numbers. Ability to print and speak simple sentences.

·Safety and Security - All employees are responsible for observing safety and security procedures as applicable and reporting potentially unsafe conditions to management.

PHYSICAL DEMANDS AND WORK ENVIORNMENT:

  • Continually required to stand.
  • Continually required to walk.
  • Continually required to drive passenger van.
  • Occasionally required to sit.
  • Continually required to utilize hand and finger dexterity.
  • Frequently required to climb, balance, bend, stoop, kneel or crawl
  • Occasionally required to talk or hear
  • While performing the duties of this job, the noise level in the work environment is usually moderate.
  • The employee must occasionally lift and /or move more than 50 pounds / frequently lift and/or move up to 50 pounds / continually lift and/or move up to 10-25 pounds.
  • Specific vision abilities required by this job include: Close vision; and Distance vision.
