JOB DESCRIPTION
The ideal candidate will assist the Facilities Manager in maintenance projects and complex repairs or replacements. In addition, supervise and manage the Maintenance staff; manage sub-contractors with special projects; and asses repair problems within several properties.

Facilities Manager
QUALIFICATIONS
HS Diploma, GED or equivalent and at least 5 years’ experience in property maintenance and repair with at least 1 year of supervisory experience; Advanced carpentry, lock replacement and keying, plumbing, electrical and appliance repair skills; Ability to communicate in a positive manner to foster a team environment; Good computer skills, especially experience with Excel and Outlook; Ability to teach maintenance, construction and repair skills to Maintenance Staff as needed. Ability to supervise and control maintenance projects assigned; Ability to assess & oversee resolution of maintenance problems, determine scope of work & locate vendors; Ability to judge acceptable quality of work of maintenance staff and recommend when work requires an outside contractor to complete; Ability to work independently, with minimal supervision; Experience providing service within residential and mental health programs.
Drivers license for at least two years and driving record acceptable to insurance carrier.
Valid California driver's license; auto in safe operating condition; auto liability insurance; good driving record; criminal record clearance; proof of authorization to work in the United States as required by Immigration and Reform Act of 1986. Ability to work independently with minimal supervision.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Under the supervision of the Facilities Manager, the Maintenance Supervisor will assist with the following duties:
1. Supervises assigned Maintenance projects;
2. Plans, creates bid specifications, receives and evaluates bids for complex repair/replacement projects;
3. Manages sub-contractors during projects;
4. Supervises and manages Maintenance Staff;
5. Supplies Accounting and HR with all regular or exceptional documentation when the Facilities Manager is absent;
6. Assesses maintenance and repair problems and follows-up to the completion of assigned projects;
7. Assists in all maintenance projects as needed; may perform duties of a Maintenance Worker;
8. Assists Maintenance Staff with the moving of furniture, appliances, etc;
9. Manages all key replacement and key distribution.
10. Available on call when needed by the program.
11. Instructs Maintenance staff on maintenance, construction and repair techniques and procedures as needed.
12. Other duties as assigned.
PHYSICAL REQUIREMENTS
Ability to: operate a motor vehicle; climb stairs; possess good communication skills; meet the requirements of the classification and have mobility, vision, hearing and dexterity levels appropriate to the duties to be performed. Capable of the following extended activities: standing, sitting, climbing stairs.
Capable of the following intermittent activities: lifting 40 pounds or more and bending in the performance of infrequently performed office duties.
