Position Overview

The role of the Building and Property Maintenance Technician is to clean, maintain, repair, and enhance commercial and multi-tenant properties and buildings maintained by INTEGRATED Maintenance Solutions in a professional and timely manner. The Building and Property Maintenance Technician will handle in-person, day-to-day operations and assume responsibility for maintaining the physical appearance and function of a group of properties in coordination with the Scheduling Coordinator and property management through an electronic work order system.

Responsibilities Include (but are not limited to):

Technical Skills:

  • Completion of all maintenance service requests from tenants and/or property managers through direction of the Scheduling Coordinator or Operations Manager
  • Repairing, troubleshooting, and performing preventive maintenance of general plumbing and electrical, including light and ballast replacements
  • Basic roofing repairs and other general repairs as needed – only minor repairs including sealing of small holes
  • Completion of regular property inspections, including picking up trash on property grounds, performing light/safety inspections, and inspecting building systems
  • Understand, track, and communicate basic repair purchases and job estimation
  • Alert Operations Manager of any unusual occurrences and/or damage that has taken place or that may occur
  • Maintain a professional, courteous manner with all tenants, vendors, contractors, and fellow employees
  • Assure safety standards are used which comply with all company, local, state, and federal guidelines
  • Work with staff on special project assignments
  • Coordinate and assist with contractors and vendors hired by the property manager(s)
  • Knowledge of building management systems
  • Carpentry experience preferred
  • Drywall and concrete finishing experience preferred
  • Equipment troubleshooting experience preferred
  • Jobber or other CMMS work management systems experience a plus

Organization and Record Keeping:

  • Extremely organized and able to work well under pressure
  • Ability to multi-task
  • Complete required paperwork accurately and within required timeframes

Other Essential Duties:

  • Provide outstanding customer service

Qualifications:

  • Minimum 3-5 years’ experience in commercial/multi-tenant property maintenance required
  • Clean driving and criminal record
  • Commitment to performing high quality work
  • Ability to read, write, and speak English proficiently
  • Ability to understand and follow instructions
  • Must be self-sufficient and able to work with little supervision
  • Ability and willingness to work overtime and weekends, as necessary
  • Ability and willingness to participate in rotating 24-hour emergency service (one week per month or less)
  • Successful completion of pre-employment drug testing and background check

Additional Skills Desired:

· Ability to communicate with tenants and property managers professionally

· Ability to exercise individual initiative and discretion and exercise good judgment in matters concerning tenants and vendors

Physical Requirements:

· Ability to lift 50 to 100 pounds on an occasional basis; 25 to 50 pounds frequently; and 10 to 20 pounds constantly
