To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge of the working conditions to include physical requirements necessary to perform this job. The Project Manager role is essential in ensuring timely and successful completion of construction projects.

Essential Duties, Responsibilities, and Requirements:

· Manages all job-related tasks including submittals, schedule, labor, material, and equipment for multiple projects at the same time

· Proficient in reviewing project plans, specifications, and contract documents

· Organized and efficient to assist Managing Member/Superintendent stay ahead of crews by four weeks on RFI’s, procurement of materials, and scheduling

· Coordinates with General Contractors and other Subcontractors

· Proficient in tracking: change orders, field change requests from general contractor, and delays by other contracts for cost tracking purposes and creating change orders for these items

· Review project documents including submittals and shop drawings for completeness and accuracy

· Creating/Submitting submittal packages in accordance with contract and GC requests

· Creating/Submitting RFIs with input from Superintendent

· Keeping an up-to-date log of submittals and RFIs

· Maintains up to date drawings in Procore and in our filing system, this includes updating with RFI changes with the help of the Project Engineer.

· Keeping the Superintendent and Managing Member in the loop of any changes to the project (RFI updates mostly, but ASIs, field notes from engineers, GC changes, etc.)

· Alerting the Managing Member of any changes to the project that impact cost or schedule (mainly RFI changes, but not limited to RFIs)

· Attend pre-construction meetings with the Project Engineer and assist Superintendent with pre-construction/pour check lists

· Assist Superintendent with initial project set-up including site logistics

· Plan and coordinate with superintendent materials needed for scope of work. Including ensuring that all products and materials incorporated into the project are per approved submittals and contract documents.

· Quantity and Rate tracking review and analysis

· Assist in creating and enforcing a site-specific safety and emergency action plan for assigned projects in collaboration with the Managing Member and Superintendent.

· General items: respond to management direction, meet deadlines, take responsibility for your own actions, follow and enforce Innovative Concrete’s policies, procedures, and standards, must have regular, punctual, and reliable attendance

· Promote safe and productive practices to ensure the highest quality product is delivered to our customer · Oversee stringent quality control plans and procedures

· Represent Innovative Concrete, LLC to clients in a professional manner and build trusting relationships. Must display exemplary professionalism in how you treat and interact with others

· Establish and maintain positive and effective relationships with all personnel, including but not limited to: Owners, Clients, Construction Managers, Superintendents, Foreman, Project Team, Consultants, Architect, Engineers, Subcontractors, Adjacent Community, and Governmental Agencies

· Maximize problem-solving through communication with all personnel, work hard to find solutions to problems. Expected to be able to work with others to resolve issues ahead of scheduled work

· Maintaining/filing all paperwork required per contract requirements (includes concrete tickets, mill certs, test reports, etc.)

· Participate/Coordinate in team meetings, owner/architect meetings, and safety audits presenting job cost, scheduling updates and project status reports at regular intervals

· Ability to work under pressure, multi-task and handle competing priorities, work long hours as required, work nights, weekends, and holidays, if required

· Must be willing and able to travel to various job sites as needed

· Must be willing and able to work in adverse weather conditions, while maintaining a positive attitude

· All work will need to reflect the high-quality workmanship of Innovative Concrete, LLC. Work must meet or exceed company’s quality standards

· Coordinate all project closeout documents

· Must be technology savvy

· Possess computer skills required for various software and programs. Be capable of learning new software and integrating it into workflow

· Use project management and scheduling software consistently and accurately

· Must be able to pass a drug screening

· Must possess a valid driver license and qualify to drive under company vehicle policy

· Other related duties as assigned or needed

Knowledge/Skills Required:

· Knowledge of Word, Excel, Bluebeam, and Procore is a plus

Pay: $70,000.00 - $90,000.00 per year
