The Role:

As our Assistant Property Manager/Compliance Specialist, you'll play a crucial role in maintaining our property and ensuring our residents have a quality living experience. Your responsibilities will include assisting the Community Manager, completing LIHTC qualification paperwork, and providing exceptional customer service to our tenants.

Key Responsibilities:

  • Represent Independent Living / SHAG with professionalism and positivity at all times.
  • Assist the Property Manager in meeting and exceeding property management obligations.
  • Work in compliance with local, state, and federal laws (Fair Housing, Landlord Tenant Laws, OSHA, etc.).
  • Ensure compliance with affordable housing program requirements.
  • Complete resident income certifications and re-certifications accurately and on time.
  • Manage move-in/move-out paperwork and handle delinquent accounts.
  • With the direction of the Community Manager, coordinate leasing activities such as touring potential residents, and respond to leasing inquiries as needed.
  • Purchase goods/services/supplies under the direction of the Community Manager.
  • Coordinate repairs and maintenance with the Maintenance Staff and property vendors.
  • Maintain confidentiality of resident and property information.
  • Foster collaborative relationships between departments and coworkers.
  • Continuously seek improvements to better meet resident needs and company standards.
  • Other duties as assigned by the Community Manager or Regional Manager.

Qualifications:

  • High school diploma or GED.
  • Minimum of two years of multifamily property management experience.
  • Affordable property management experience required, with one year of LIHTC experience.
  • Ability to understand Fair Housing Laws and Compliance.
  • Strong customer service skills with excellent attention to detail.
  • Proficient in technology, internet, and computer use with a willingness to learn new programs as needed.
  • Fluency in English, both verbal and written.
  • Ability to communicate effectively and in a timely manner.
  • Able to complete company training requirements within pre-determined deadlines and attend other training sessions as required.
