The Maintenance Staff, will be responsible for preforming preventative, predictive and routine maintenance tasks. Troubleshoot issues, repair failures of production and facilities equipment, and ensure maximum equipment efficiency and effectiveness.Position ResponsibilitiesPerform preventative maintenance following specific company instructionResponsible for maintenance and repairMaintain inventory controls for cost effective operationsComplete and coordinate special projects as directed by the Senior Property ManagerInstall light bulbs, doors, cabinets, paneling, Formica, carpet and bulletin boardsResponsible for upkeep and change of air filtersMaintain a professional courteous manner with all students, guests, residents, contractors, vendors and staffMonitor and maintain all buildings as assignedComplete grounds work as assigned which may include trash etcAssure safety standards comply with all company, local, city, state and federal guidelinesAssist in monitoring all work being performed by outside contractors and vendorsResponsible for 24 hour emergency maintenance service as scheduledCarry radio/pager/cell phone as required for on call maintenanceAlert the Senior Property Manager of any unusual occurrence and or damageAdheres to all company policies, procedures and business ethic codesOther duties as assignedKnowledge, Skills and AbilityHVAC experienceValid Florida Driver’s License or the ability to obtain oneAbility to estimate, order and price materials for work assignmentsAbility to read and interpret blueprints, sketches and schematicsAbility to calculate amounts of materials needed and to measure materials for installationAbility to lift, move, stack, store and protect tools, equipment and materialsAbility to utilize chemical materials properly and safelyKnowledge of OSHA guidelines regarding safetyKnowledge of lighting fixturesKnowledge of local/state/federal building, plumbing, installation, etc codes to perform building maintenance and repair work which will meet code requirements.Knowledge of heating, ventilation and HVAC codes to perform installation, maintenance and repairBasic electrical principle understandingBasic knowledge of plumbing systems and operationsAbility to operate equipment including heavy equipmentComputer proficiencyPhysical Demands and Work Environment Ability to work flexible hours to include nights, weekends and holidays is requiredAbility to lift, move, push and pull equipment or boxes in excess of 40 lbs.Must be able to handle outdoor temperatures for a reasonable period of timeMust be able to move around campus which includes gym, turf, fields, stairs, etc.This role is considered essential and may be required to work during weather emergencies or business closures in order to meet operational requirements
