IDP Properties is Hiring a Facilities Director / Project Manager Near Valdosta, GA

Essential Functions:

Property Management

  • This position will be primarily based in Valdosta, GA but will require travel to various project site throughout the Southeast.
  • To conduct regular site visits and report findings of visit and action items; follow up as needed in order to complete noted items in need of attention or repair
  • Provide support for affordable development compliance reporting with investors, lenders, regulatory agencies.
  • Completes other asset management / property repair projects as assigned.
  • Perform In House REAC inspections of each property at least quarterly.
  • Work with Property Management & Accounting team to ensure Operations, Replacement Reserves, Insurance, and Mortgage payments are being managed efficiently.
  • As needed, work with insurance adjusters, inspectors, contractors to assure repairs / rehab progressing timely.
  • Serves as the primary contact for all Capital level maintenance & repair items for ALL IDP properties
  • Serves as the primary Vendor Relations contact for IDP and will negotiate to provide IDP with the best overall service and pricing options available
  • Coordinates with Development to track new construction or rehab completion date

Project Management

Assure all licenses and license renewals are done as required

  • Cooperate and communicate effectively with Project Manager, General Contractor, and Architect to provide assistance and technical support. Build and maintain Owner, Architect, General Contractor relationships.
  • Visit project sites to evaluate progress and to respond to concerns or questions.
  • Review change order proposals presented by contractors and assist with determining accuracy/validity.
  • Participate in, and lead, assigned elements of project closeout including punch list, owner turnover manuals and required owner training.
  • Assist with permit process and city inspections
  • Assist in plan reviews and plan corridination
  • Prepare meeting minutes and weekly status reports
  • Track, review and maintain RFI’s, RFC’s, submittals, shop drawings and samples
  • Oversee that all work is performed in accordance with approved manuals and procedures
  • Oversee that the project is constructed and documented in accordance with the contract documents and good engineering practices
  • Perform change order estimating and assists the Project Manager in change order negotiations
  • Assist in managing and reviewing the progress of contractors' construction schedules
  • Review weekly and monthly reports on the status and progress of the contracts, including project costs and potential changes
  • Assist in preparing and submitting documentation for state agencies as required by each state.

KNOWLEDGE, SKILLS, AND EXPERIENCE

  • Must have with 5 years in Affordable Housing
  • Experience in HUD / LIHTC compliance, rules & regulations
  • Excellent oral and written communication skills
  • Ability to multi-task efficiently and accurately
  • Basic knowledge and understanding of property management and investor reporting.
  • Self-starter who is comfortable with both taking initiative and working in collaboration
  • HUD & LIHTC Experience / knowledge is mandatory
  • Experience in Real Estate, Finance, Accounting, preferably in LIHTC and Affordable Housing
  • Proficiency in MS Word, Excel, Adobe and SharePoint; and Smartsheet preferred
  • Detail-orientedTwo years experience in the construction field preferred.
  • Strong problem solving, organizational skills and detailed oriented
  • Ability to read architectural / engineering plans and specifications
  • Experience with the development and maintenance of project schedules.
  • Have a familiarity with job cost information.
  • Must have the ability to apply principles of logical thinking to a variety of practical situations
  • Knowledge of construction methods and processes.
  • Knowledge of ADA codes is preferred
  • Strong written and verbal communication skills.
  • Ability to travel as needed for project site visits

Job Type: Full-time

Pay: From $75,000.00 per year
