The Senior Preconstruction Project Manager will be responsible for generating detailed and accurate proposals/budgets in an effective and efficient manner while delivering a world-class client experience. They are responsible for estimating the scope of work for multiple projects by gathering proposals, blueprints, as-builts, and specifications. Works with subcontractors to create a budget that is aligned with the client’s scope and schedule. They will assist in mentoring, monitoring, and proactively interacting with team members as bids, budgets, and scopes are prepared
CORE RESPONSIBILITIES
• Perform a detailed assessment of RFP requirements and gather historical bid information pertinent to the proposal.
• Review plans and architectural drawings and prepare quality take-offs.
• Mentor Preconstruction Project Managers regarding knowledge of project requirements.
• Ensure we have a minimum of two subcontractor bids for each division in the proposal. Compare take-off data to ensure accuracy in subcontractor bids.
• Develop and maintain professional relationships with owners, architects, subcontractors, and vendors.
• Receive and analyze subcontractor bids.
• Understand the client’s needs and build a budget in line with their scope.
• Schedule job walks with subcontractors and Matrix walks.
• Ensure that all projects have achieved buy out thresholds prior to budget submission and turn over to Project Management. Budgets at key stages to ensure latest plans, take-offs and narratives are utilized.
• Ensure that clients expectations and deadlines are met.
• Lead Preconstruction OAC meetings, Page turn meetings and Hand-off meetings.
• Work closely with the Prequalification department to ensure pre-qualified subcontractors are in place prior to Hand-Off
• Manages risk in accordance with company guidelines, searches for new ways to improve estimating processes, and resolves major preconstruction project issues in a timely manner.
• Effectively communicate the project scope to subcontractors to receive accurate bid information.
• Ability to multitask project requests and meet strict deadlines for upcoming bid dates.
• Maintains a working knowledge of manufacturing costs, national trade partner discounts, and lead times.
• Attend meetings with clients, architects, engineers, and property management as needed.
• Perform Due Diligence services for client to build a comprehensive budget
• Act as liaison between architect and client to offer value engineering opportunities
• Maintain a working knowledge of jurisdictional and funders requirements and changes in building codes as they affect our industry.
• Assists with schedule and sequence development.
Skills and Qualifications
• Excellent analytical abilities are required.
• Effective technical abilities with a high level of expertise in word processing and spreadsheet programs, as well as cost-estimating software programs.
• Ability to travel when required.
• Have a valid driver’s license in good standing.
• Strong communication and interpersonal skills and are required to interface directly with owners' representatives, owners, developers, and other team members.
• Strong leadership skills are required including, but not limited to coaching, mentoring and the ability to build and maintain motivated teams.
