Huntington Self Storage is Hiring a Self Storage Facility Caretaker Near Huntington, WV

This position is a part-time, independent contract position (IRS Form 1099) for 2 self-storage facilities with 1 location having 4 apartments in downtown Huntington, WV. Our rental process is designed to be online move-in and move-out; however, there may be some customers that wish to see a unit prior to renting. Also, the facility needs to be maintained and shown in a presentable manner to the customers. The person in this position will need to be friendly and approachable, with great customer service as a mindset. The person should also be handy with tools and able to fix minor issues with units, such as doors, lights, and general maintenance requests. This person should also be able to ensure the facility is neatly kept and be able to coordinate with any outside maintenance or other third party vendors. Again, this is a part-time position which we anticipate you will need to visit the facility roughly 1 or more times per week depending on customer needs. Treat the facility as if you owned it.

Responsibilities including but not limited to:

  • Oversee Tenant Move-in and Move-out
  • Perform a bi-weekly lock check of units locked, red locked, or vacant and report to owners
  • If needed, be available to assist with tenant move-in and move-outs (not physically moving their stuff); showing them the facility, show them their unit, etc…
  • If needed, provide friendly customer support in person at move-in and move-out.
  • Preform any “overlocks (Red lock)” or remove any “overlocked (Red lock)” units.
  • Cut off any locks that are on unrented units.
  • Be present for any auctions that may need to occur.
  • Oversee tenant improvement projects:
  • Assist vendors perform various work including camera, electrical, security system installations or issues, and building repairs.
  • Be responsible for facility maintenance and cleanliness:
  • Clean vacated units on a timely basis, prepares units for future rentals, leave new lock in unit, and put a zip tie on the door. Text photo to the group chat to verify unit is ready to rent.
  • Work to ensure the maintenance of facility is well kept
  • Spray weeds around facility
  • Lighting is proper, any rollup doors are fixed in a timely manner, etc…
  • Perform maintenance repairs when needed
  • Ensure that grounds are free of outdated materials, debris and trash, and maintain general cleanliness of the facilities. Responsible for disposal of minor trash.
  • Report unsafe conditions, practices, operations, and defective equipment to owners.
  • Monitor and report to owners any needed maintenance or repairs.
  • Be available on-site for any service appointments
  • Perform other duties as necessary to ensure neat appearance and maintenance of facility.
  • Maintain professional, courteous relationships with existing and prospective customers, company vendors, community business members, and company owners.
  • Weekly surveillance of property to ensure the protection of customers’ stored possessions, as well as company property and buildings.
  • Report any conditions that may endanger any customers or staff to owners immediately.
  • Knowledge of basic repairs and tools a must. Knowledge of things like drywall repair, some plumbing, electrical, and general handyman services a plus. Work beyond the general description above will be paid separately as agreed upon prior to work.
  • Tools will not be provided, the right candidate will have access to their own tools.
  • Communication is primarily done through Microsoft Office Teams, and will require, some knowledge of uploading pictures, text messaging, using applications, making or taking calls.
  • Once a Month photographs of each facility. Day and Night.
  • A Monthly mandatory video walk-through call.
  • Mandatory photography of work completed. (snap of a prepped unit)
  • Self management of task completion and updates.
  • A Monthly inspection of facilities. With walk through checklist.
  • Able to call tenants or vendors and arrange meeting times to fit your availability.

Compensation:

  • Payment starting at $450 per month, year-round for duties listed in this agreement.
  • Compensation for additional work will be discussed in advance of work.

Pay: From $450.00 per month

Expected hours: 2 – 4 per week

Schedule:

  • On call
  • Weekends as needed
