Hudson North Management LLC is Hiring a Property Superintendent Near Yonkers, NY

Akam is seeking a skilled and reliable Property Superintendent to join our team and contribute to the maintenance and upkeep of our client’s residential property.

Summary/Objective:

As a live-in Superintendent, you will play a vital role in ensuring the safety, functionality, and aesthetic appeal of the building and property. Your primary objective is to manage a staff and do hands-on work, to enhance the quality of life for the owners/residents of the 8-story, 204-unit co-op apartment building, by maintaining and improving the living conditions within the property.

Duties include but are not limited to the following:

  • Effectively manage and oversee the work of an onsite staff of approximately 8 including handyman, porters, and concierges.
  • Conduct written site inspections to identify and address deficiencies related to cleanliness, preventative maintenance, mechanical systems, and overall building presentation.
  • Complete work orders in a timely manner, prioritizing resident service and satisfaction.
  • Provide 24-hour emergency coverage to address urgent maintenance needs.
  • Perform daily site inspections of the building and grounds to maintain a safe and aesthetically pleasing environment.
  • Report house rule infractions or violations promptly to property management.
  • Review and maintain the property to ensure compliance with all fire safety codes and regulations.
  • Troubleshoot building mechanical problems and work to resolve issues in a timely and cost-effective manner.
  • Cultivate and maintain positive relationships with residents through excellent customer service and responsiveness.
  • Plan and execute regular preventive maintenance schedules for various building systems, including heating, ventilation, and air conditioning (HVAC), plumbing, and electrical.
  • Maintain inventory of maintenance and repair supplies, ensuring that adequate stock is available for timely repairs, and reporting usage for charging back to residents where appropriate.
  • Maintain outdoor swimming pool during Summer season including opening and closing procedures
  • Coordinate and oversee contractors for major repairs and renovations.
  • Assist with resident move-ins and move-outs. Preparing the elevator and checking for elevator and any other damage incurred during the move.
  • Collaborate with the property management team to ensure compliance with all federal, state, and local regulations and certifications, such as building permits and safety inspections.
  • Participate in regular safety training and provide guidance to residents on safety protocols and emergency procedures.
  • Comply with 1085 Uniform Dress Code while working and maintain a neat and clean appearance while on the property at times other than working hours.

Requirements

  • Proven experience as a Superintendent or in a similar role with a strong track record of maintenance and repair work, including carpentry, plumbing, and electrical tasks.
  • Proficiency in using various hand and power tools safely and effectively.
  • Strong problem-solving skills and attention to detail.
  • Excellent communication and customer service skills.
  • Role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.

PHYSICAL DEMANDS
Job requires physical demands including, but not limited to, the following to successfully perform the essential job functions:

  • Must have ability to stoop, stand, climb, frequently lift a minimum of 50 lbs. of equipment (pumps, tools, ladders) and safely install rigging/lifting devices
  • Regularly required to crouch and reach to install/move equipment by bending forward at the waist or by bending legs and spine
  • Involves movement between floors, and properties to facilitate work
  • Ability to speak clearly so others can understand you
  • Ability to read and understand information presented orally and in writing
  • Regularly required to utilize vision abilities, allowing reading of printed material, drawings, and schematics
