Hudson Grove Property Management is currently seeking a Full-Time experienced, qualified, and dedicated Maintenance Supervisor, looking for a new challenge with a company that offers stability, year-round employment, and growth. We have an available position supporting 2 communities/126 units located in Thornton/Westminster. The annual compensation for this position ranges from $52,000 to $59,280, which includes bonuses, depending on experience.

What You Will Be Doing

In this working role, you will perform all the essential upkeep tasks throughout this community. You’ll have opportunities to interact with our residents, team members, and vendors every day. No two days will be the same! Your experience and knowledge will help prepare vacant apartments for our next resident, which will include general repairs and sometimes minor painting. You will work to respond to and resolve work orders. Using your great time management and organization skills, you know how to make the time to schedule vendors as needed, close out completed work orders daily, and keep our Yardi software up to date. You will handle snow removal when it's needed, following our guidelines.

You’ll work full-time, Monday through Friday. Your start and end times will be determined based on your needs and the needs of the community. You will take turns responding to on-call emergencies with others. Each on-call rotation earns a weekly on-call stipend, paid directly to you even if you’re not called to the property.

Essential Functions:

  • Responsible for training and supervision of the maintenance team
  • Responsible for inventory control and ordering
  • HVAC, AC, and Boiler troubleshooting and repair experience preferred
  • Prepare vacant apartments for new residents which may include painting and general repairs
  • Complete work orders
  • Must be willing to be on an on-call rotation
  • Assist in maintaining the exterior of the property to provide clean and acceptable curb appeal at all times
  • Maintain and repair appliances
  • Minor electrical and plumbing
  • Assist in monitoring capital improvement projects at the property
  • Manage any other responsibilities as delegated by the Property Manager

Qualifications:

  • Lives within a 10-mile radius of 89th and Huron in Thornton
  • Verifiable experience of Supervising 1 or more Technicians
  • Strong scheduling skills managing vendors and renovations
  • Yardi experience is a plus as well as knowledge of using Google Apps (Gmail, Drive, Sheets, Calendar)
  • Boiler and wall unit A/C experience necessary
  • Possess a valid driver's license, proof of insurance, and a reliable vehicle
  • Pre-employment Drug Screening: As part of our hiring process, we may require pre-employment drug testing. This is to ensure a safe and drug-free work environment for all employees. The drug test may involve screening for commonly abused substances, including but not limited to cocaine, amphetamines, opioids, and alcohol.
