Southern California-based commercial construction & development company Howard CDM is seeking a dynamic, reliable, detail-oriented and team-oriented Property Manager to join our growing firm to assist in managing a boutique commercial property portfolio. In addition to traditional commercial office management, this portfolio also includes operating and managing outdoor food halls designed to serve and give back to the community. DUTIES AND RESPONSIBILITIES

  • Serve as point-of-contact for all daily operating needs including coordinating and tracking general maintenance, utilities, trash, and parking management with vendors and tenants
  • Manage multiple property projects and work closely with the maintenance, leasing, and accounting team to ensure everyone is meeting deadlines and goals
  • Supervise vendors such as security, landscaping, cleaning, and other maintenance providers
  • Conduct periodic inspections of the property with tenant spaces to ensure quality control and compliance with leases and the proper upkeep of the property
  • Review daily security and/or monthly night inspection reports
  • Maintain and update tenant contact lists, and own and maintain strong, long-term relationships with portfolio of customers
  • Collect certificates of insurance for both tenants and vendors
  • Maintain and organize property operations files such as obtaining estimates/bids for repairs at the properties, generate and track service orders and approvals while coordinating contractor activity
  • Prepare annual property operating budgets as well as review monthly financials, accounts receivable reports and sales reports and stay in line with the operating budget
  • Make thoughtful, prompt, systematic decisions under time constraints and present alternative solutions to problems while considering the impact of decisions
  • Train and develops service staff, provide coaching, consulting and ensure service staff operates within the management agreement guidelines and reporting deadlines
  • Provide excellent tenant service by responding to tenant requests in a timely and courteous manner and generate work orders directed to vendors or maintenance staff. Follow-up with the tenant to ensure satisfactory resolution of the issue.
  • Utilizes highly effective communication and interpersonal skills for building important relationships with guests, employees, city officials, and other community leaders.
  • Takes lead in drafting monthly budget/expense reporting and sales reporting
  • Other tasks and responsibilities assigned by Management as needed

REQUIREMENTS

    • 5-10 years’ experience in commercial property management
    • Skilled in the use of the internet, spreadsheets, relational databases, and word processing software. Ability to process data and complete recurring variance reports. Ability to create, compose, and edit written materials.
    • Experience with budgeting cycles and CAM reconciliation processes using analytical skill
    • Excellent phone overall communication skills
    • Knowledge of Yardi Breeze a PLUS
    • Strong customer service management skills for engaging with tenants, vendors, and stakeholders
    • Experience with implementing new initiatives, campaigns or system upgrades and proven adoption and navigational skills
    • Highly developed negotiation and management skills to ensure safe/well maintained properties through competitively bid service agreements
    • Excellent time management & organization skills
    • Valid California Driver’s License Required
    • Proficient with Microsoft Office Suite (Outlook, Word, Excel) Required
    • Bachelor’s degree preferred

COMPENSATION AND BENEFITS

  • Full-time, standard operating hours of 8am-5pm
    • Nights/Weekends/On-call as needed.
    • Onsite at our Bellflower HQ as well as routine commutes to our various properties throughout LA County and Orange County
  • $85,000 – $95,000 annually

How We Determine What We Pay:

Howard CDM determines pay for positions using local, national, and industry-specific survey data. We evaluate external equity and the cost of labor/prevailing wage index in the relative marketplace for jobs directly comparable to jobs within our company. Our posted salary range is based on national data and may be refined for a candidate’s region/town/cost of living.

For new hires, we strive to make competitive offers allowing the new employee room for future growth. Salaries will be based on the applicant’s location, level of experience, education, and specialized knowledge and skills. Additionally, we consider the external market rate, the amount we have budgeted internally, and internal equity within the company for the same position. An employee/candidate with a stronger skill set will receive higher pay.
