Southern California-based commercial construction & development company Howard CDM is seeking a dynamic, reliable, detail-oriented and team-oriented Assistant Property Manager to join our growing firm to assist in managing a boutique commercial property portfolio. In addition to traditional commercial office management, this portfolio also includes operating and managing outdoor food halls designed to serve and give back to the community. The Assistant Property Manager’s responsibilities would include but are not limited to supporting and working under the direction of Property Management leadership to assist in managing operations, leasing activity, renewals, collections, supplies, and processing additional requests as they develop.

DUTIES AND RESPONSIBILITIES

  • Supervise third-party vendors such as security, landscaping, cleaning, and other maintenance providers
  • Perform property and quality control inspections under self-direction
  • Review daily security and/or monthly night inspection reports
  • Coordinate repair of maintenance items with vendors and tenants
  • Maintain and update tenant contact lists
  • Track tenant maintenance items and other special lease language
  • Collect certificates of insurance for both tenants and vendors
  • Maintain and organize property operations files
  • Prepare annual property operating budgets as well as review monthly financials, accounts receivable reports and sales reports
  • Serve as point-of-contact for all merchants’ daily operating needs including general maintenance, utilities, trash, and parking management
  • Field and support tenant requests/concerns/issues
  • Other responsibilities or tasks assigned by Management as needed

REQUIREMENTS

    • 3-5 years’ experience relevant to property management
    • Excellent time management & organization skills
    • Strong phone overall communication skills
    • Ability to meet multiple project deadlines and prioritize tasks with little to no supervision
    • Proficient with Microsoft Office Suite (Outlook, Word, Excel) Required
    • Experience with Yardi Breeze a PLUS
    • Valid California Driver’s License Required
    • Bachelor’s Degree Preferred

COMPENSATION AND BENEFITS

  • Full-time, standard operating hours of 8am-5pm
    • Nights/Weekends/On-call as needed.
    • Onsite at our Bellflower HQ as well as routine commutes to our various properties throughout LA County and Orange County
  • $70,000 – $85,000 /annually

How We Determine What We Pay:

Howard CDM determines pay for positions using local, national, and industry-specific survey data. We evaluate external equity and the cost of labor/prevailing wage index in the relative marketplace for jobs directly comparable to jobs within our company. Our posted salary range is based on national data and may be refined for a candidate’s region/town/cost of living.

For new hires, we strive to make competitive offers allowing the new employee room for future growth. Salaries will be based on the applicant’s location, level of experience, education, and specialized knowledge and skills. Additionally, we consider the external market rate, the amount we have budgeted internally, and internal equity within the company for the same position. An employee/candidate with a stronger skill set will receive higher pay.
