JOB SUMMARY
The Building Services Manager (BSM) has the immediate responsibility for the entire management of the building and grounds. Manage the cleaning, maintenance, and grounds of the campus/facility and is responsible for the daily operations of the campus/facility custodial team. The BSM is responsible for ensuring standards of cleaning are met, performing custodial quality checks, training new employees on proper custodial procedures, and general maintenance of facilities. The BSM is responsible for ensuring health, safety, and security standards are met. The BSM is responsible for facility\system inspections and for ensuring maintenance work orders are complete and to complete routine maintenance type of work orders.
General and special instructions as well as guidance are received from the custodial Building Services and Grounds Director, and maintenance director, Principal, and Sr. Executive Director of Support.
NOTE: Building Service Managers are considered emergency personnel and are required to report to buildings during inclement weather.
MAJOR DUTIES & RESPONSIBILITIES
1.Performs minor repairs in building as needed, ensures major repairs and emergency repairs are reported and completed. Ensures grounds are maintained, including repairs for, and not limited to:
•electrical (replacing light bulbs), plumbing repairs (leaks, unclogging toilets, and urinals, and making necessary repairs to fixtures), and HVAC (ensuring comfort),
•exterior and interior cleaning of the campus/facility (touch up painting, minor repairs, etc.),
•playground inspections and clearing of debris
•pick up trash around grounds
2.Regularly conducts quality checks and facilities walkthroughs and outlines action steps to address issues by checking classrooms, restrooms, hallways, and offices to make sure trash is taken out, sinks are clean, carpet, if applicable, is vacuumed properly, and restrooms are clean and disinfected completely.
3.Inspects the building to make sure that all systems are working properly by checking the heating system, air condition system, hot water system, check for any lights that are not working and for any maintenance requests. Keeps an open line of communication with custodial staff, maintenance team, campus administration and central administration.
MAJOR DUTIES & RESPONSIBILITIES CONTINUED
4.Promotes safety and comfort of students and staff by ensuring day-to-day facilities maintenance issues, emergencies, and work orders are addressed quickly and efficiently.
5.Moves equipment and materials within and between school buildings.
6.Collaborates with other teams and stakeholders to prepare plans and specifications for contracted work and site improvement.
7.Acts as substitute custodian and/or assists when necessary.
EDUCATION
•High school diploma or equivalent.
•Vocational/Technical/ School preferred.
•Associate or bachelor's degree preferred and a plus.
*Applicants who do not meet these education qualifications may be considered if they have a unique combination of education and work experiences that indicate potential for success in this role including at least 5 years of total work experience.
WORK EXPERIENCE
Two or more years of experience in building management, custodial or general maintenance work. One year or more in a school setting, a plus.
SKILL AND/OR REQUIRED LICENSING/CERTIFICATION
•Boiler Permit License time to obtain if currently are not in possession of one.
•License or certification in skilled area preferred
•Hand and power tools (e.g., hammer, shovel, screwdriver, drills, power washers)
•Oral and written communication skills.
•Interpersonal relations skills.
•Personal computer, keyboarding, and word processing skills a plus.
•Customer service and public relations skills a plus.
•Critical thinking and problem-solving skills.
•Organizational skills.
•Ability to maintain confidentiality in all aspects of the job.

•Ability to manage multiple tasks with frequent interruptions.
•Ability to diffuse and manage volatile and stressful situations.
•Ability and willingness to be on call and/or respond to calls 24/7. This includes being the first in line for all alarm calls.
•Operating knowledge of auto scrubber, carpet machines.
LEADERSHIP RESPONSIBILITIES
This Building Manager is responsible for assigning tasks, providing training, and auditing work performance of custodial staff and working with staff and administration.
WORK COMPLEXITY/INDEPENDENT JUDGMENT
Work and tasks are often straightforward, routine, structured and guided by established policies and procedures. Little, if any, independent judgment is required, outside of making basic choices in the selection and application of established methods. The job receives frequent, ongoing supervision.
BUDGET AUTHORITY
This position has budgetary responsibilities as needed.

Decisions are made on routine matters affecting few individuals and usually within the confines of the job's own department. Specific job activities and results are typically reviewed closely. There are limited requirements for developing new ideas or changes in methods, procedures, or services.

COMMUNICATION/INTERACTIONS
Basic communication - communication required such as receiving basic instructions. Interactions are mostly with customers, own supervisor, administration, and co-workers in the district.

Follows through with customer inquiries, requests and complaints. Forwards difficult and non-routine inquiries or requests to appropriate level for resolution.
WORKING/ENVIRONMENTAL CONDITIONS
1. Requires prolonged standing.
2. Requires physical exertion to manually move, lift up to 50 lbs., carry, pull, or push heavy objects or materials.
3. Requires stooping, kneeling, crawling, bending, turning, and reaching.
4. Requires climbing and balancing.
5. Must work indoors and outdoors year-round.
6. Must work in noisy and crowded environments.
7. Must work in and around dust, fumes, and odors.
8. Must be able to work in high places.
