Job Summary:
We are seeking a dynamic and experienced Maintenance Employee. This is a manual labor position involving building maintenance, grounds maintenance, preparing vacant apartments for new tenants, and minor repair work. An employee in this class performs a variety of routine maintenance and repair tasks on Housing Authority property. This is NOT a supervisory position.
Knowledge, Skills, and Abilities:
Must be able to work in all conditions. Must be able to work as a team member with administrative and maintenance personnel or to function independently, as required. Must possess the ability to record, convey, and present information. He/she must be able to follow instructions both verbally and written. He/she must be able to read and understand documents presented. Must be able to perform a variety of physical labor. Must be able to switch jobs when needed and return to the original task with minimal loss of time. Must have the knowledge to use and maintain all power tools, hand tools, gas-powered equipment, and vehicles. He/she must possess mechanical skills and ability as evidenced by proficiency with hand tools and power tools as well as detecting defects in equipment and systems. He/she must be able to take accurate measurements and fit materials necessary to complete repairs. Must have the ability to follow safety precautions and to report potentially hazardous conditions to the appropriate staff person. General knowledge of plumbing, electrical, heating and ventilation systems, and appliance repairs is helpful.
Duties and Responsibilities:
Grounds Maintenance: Cuts grass with hand scythe, hand mowers, weed eaters, gasoline powered mowers and tractors. He/She trims shrubbery, removes trash, and performs other grounds keeping work as assigned. Removes snow and ice from parking lots and sidewalks. He/she spreads anti-skid chemicals during warranted conditions.
Building Maintenance:
Cleaning and repairing gutters, storm drains, and down spouts. Makes minor repairs and adjustments to exterior doors, storm doors, screens, and windows. Makes minor repairs and adjustments to equipment. He/she oils and cleans machinery as necessary. Makes dry wall and plaster repairs. He/she prepares surfaces to be painted. He/she paints surfaces as assigned using brushes and rollers. He/she cleans brushes, paint trays, and other equipment after use. Makes minor plumbing repairs and removes any blockages. He/she repairs caulking in tile and bathtubs. Replaces light bulbs, smoke alarm batteries, and filters. Makes repairs according to requests on work orders in tenants’ apartments.
Janitorial Duties:
Regularly cleans and sanitizes public areas (including but not limited to restrooms, laundry rooms, community room, hallways, elevators, stair towers, and kitchen) and offices. Cleaning includes sweeping floors, mopping floors, dusting surfaces, scrubbing toilets and sinks, regularly disposing of trash, and assisting in preparation for special functions and cleaning any other assigned areas.
General:
On call after-hours for emergency repairs and snow removal.
