POSITION DUTIES:

To assist the Project Managers and the Director of Project Management in the planning, management direction, project execution, client satisfaction, and financial outcome of high end residential and estate construction projects. Where the team acts as Owner’s Representative, ensure the client interests are always well represented. Work in the technical sense, helping to manage budgets, contractors, and tasks on a client-approved timeline. Act on behalf of the trusts affiliated with each property, providing the proper documentation needed to defend capital improvements, ever mindful of the regulations surrounding the trusts and the backup required for any decision made.

Responsibilities in Assisting Project Managers

  • Create project scope documents
  • Draft project proposals and requests for proposals
  • Create preliminary schedules and timelines for design, decision making and construction
  • Review of contractor quotations and develop bid comparisons
  • Populate detailed project budgets including all soft and hard costs
  • Populate funding requests
  • Track and document project invoices
  • Track detailed project budgets
  • Retrieve and/or establish project organizational and communication documents
  • Retrieve and organize construction documents including architectural plans, engineering plans, and material specifications
  • Source owner supplied materials and coordinate pricing, purchasing and delivery
  • Participate in project and client meeting preparation
  • Participate in project meetings and site visits
  • Track project schedules
  • Participate in quality control procedures and photo documentation
  • Participate in OSHA certified safety inspections and ensure resolution of all violations
  • Create weekly project updates
  • Create project finish schedules and develop closeout reports
  • Participate in property inspections and complete inspection reports
  • Support the team in various administrative tasks, clerical duties, and company errands



Problem Solving

The Project Coordinator will take direction daily from the Project Managers and Director of Project Management. Often the Project Coordinator will be responsible for translating issues and questions back to the Project Managers for resolution but not making “in the field” decisions.

QUALIFICATIONS:

Education and Experience

• Bachelor’s Degree (Architecture, Construction Project Management, or related field) completed or in progress.

• OSHA 10 certification preferred but not essential.

Current valid driving license is essential.

  • Usual office working conditions, working on a job site and remotely when necessary
  • Some travel may be required (Maine, Cape/Islands, Florida, Vermont, etc.)



Compensation and benefits:

$65,000-$75,000 per year ($31-$36 per hour)

Full benefits packet and yearly bonus
